downstairs layout

Any advice on what to do with our downstairs space. We are happy with the living room. Currently the dining room just feels like a through room. We are looking at updating our kitchen, but would also like to install a downstairs bathroom, utility space- possibly where the study is. The current utility space and WC are more like outbuildings. I currently feel like we keep going round in circles. It feels like lots of space in the kitchen, dining room and study are lost due to doors.

I recommend changing the door in LDK into folding /sliding door

I would recommend to make open plan if theres budget to open the dining room wall with the kitchen (the wall might be load bearing so it might be expensive to remove it and use RSJ)

I would open the wall on study to the kitchen and study to the outbuilding
This Will create more usable open spacious area or you can close this off to create pantry or keep a study room (now not in the middle and doesnt have so many door)

I Will close off the front entrance door in outbuilding to make the bathroom there with frosted glass and better air flow

I Will build a wall and door adjacent the previous study and kitchen wall in outbuilding to create division for utility room

I Will also move the hallway door that lead to living room near the end wall of hallway this creating more space for bigger sofa

Option 1 : Doesn't offer a lot of storage, sink to close to end panel of the appliance housing to make it practicle, the option of dining at the breakfast bar looks compromised by the hob, also doesn't appear to be much practical worktop to use for preparation, toaster kettle etc. In my opinion not a good design, creates more problems than it solves Option 2 : Is the better design but I think lose the wall have a straight run with tall units on the garden end and none at the other taking away the bulky end panels. Turn the island 90 degrees and make it longer and deeper.

I was thinking of 2 ideas for the position of your toilet... the green option is great as it’s out of the way, under the stairs but reduces the middle room and the toilet pipes are far... Or the blue option: reduces your kitchen, but great for the pipe just above. It depends on many things... Do you have children, in that case, they might need space to play/toys... Do you want 2 dinning areas? Ie: breakfast and middle room... I would personally change the window in the middle room, for a French door... and take the wall off as you mentioned. This would create a nice spacious dining room. I would use the breakfast room as a comfy snug to watch my garden grow while reading a book with a coffee!

So I think your starting point should be total house budget, then you should consider what you have to purchase (such as carpets, wardrobes and bathrooms) and then you will have a budget for building work, this will inform how big you can build and then you need to think about what you would like the house to have. Personally I think this is a great house that needs a better connection with the garden on the side, a more impressive kitchen and since two of you are sharing the smallest room in the house to work from home I think you need a better study.

Yes, the family room may not be large enough for its traffic line. Could you go without the downstairs bed+bath? This opens up the family room, separate laundry/office and a wc. (And perhaps make peace with the circle, plenty home have it, even the smaller ones.) Also consider a bit of kitchen rejig, as the kitchen walkway could be open when all appliances are in the U-shape.
