Hey newbie here, looking for ideas and thoughts on my layouts for our semi detached.
Needs;
- A utility room for washing machine, bits and bobs
- Would love a hidden cloakroom for coats and shoes so it's not on show, which we have lots of due to many feet/arms.
- We enjoy cooking, however alot of our cooks is very aromatic so a full open plan may not be the the best idea unless there are some incredible extractors fans that others have experienced
Current thinking (see attached a mock up visuals, the current layout is also attached):
1. Knock the wall down between conservatory and kitchen to create a open kitchen diner (i know this goes a little against the aromatic smells of our cooks but at least it's not fully open to the lounge.
2. .Extend the rear to the property to give us a bigger area for the kitch diner.
3. With the remaining kitchen space, closed this off to creat a multipe functional room for utilities like washing/laundry, cloakroom and other bits and bobs that just need hiding away.
4. The toilet is small, I just about fit into it so i was going to extend that into the hallway just before the entrance into the kitchen to provide more room, perhaps then i can add understair storage.
Would be keen to see what your thoughts are?
What do.you think approx budget will be for something like this?
Are there any other ideas i should consider with the layout?
