How might we redesign this layout?

Hey newbie here, looking for ideas and thoughts on my layouts for our semi detached.

Needs;

- A utility room for washing machine, bits and bobs

- Would love a hidden cloakroom for coats and shoes so it's not on show, which we have lots of due to many feet/arms.

- We enjoy cooking, however alot of our cooks is very aromatic so a full open plan may not be the the best idea unless there are some incredible extractors fans that others have experienced

Current thinking (see attached a mock up visuals, the current layout is also attached):

1. Knock the wall down between conservatory and kitchen to create a open kitchen diner (i know this goes a little against the aromatic smells of our cooks but at least it's not fully open to the lounge.

2. .Extend the rear to the property to give us a bigger area for the kitch diner.

3. With the remaining kitchen space, closed this off to creat a multipe functional room for utilities like washing/laundry, cloakroom and other bits and bobs that just need hiding away.

4. The toilet is small, I just about fit into it so i was going to extend that into the hallway just before the entrance into the kitchen to provide more room, perhaps then i can add understair storage.

Would be keen to see what your thoughts are?

What do.you think approx budget will be for something like this?

Are there any other ideas i should consider with the layout?

Hello. I would forget about extending due to cost and just work with the space you have. Is there any reason why the front of house living room can’t be the only closed off room (formal living) and then you can combine kitchen , conservatory and the other living space as one large open plan space? You could then have a large island / dining and casual seating for your family to use. I can’t advise on extractors but they must be pretty good these days. Your plan for larger toilet and utility seems sensible, could you utilise the space to left of front door for coats and shoes, can’t see it’s purpose on your plan. If you went with this plan you would need structural steels to replace walls, you would need to finish the conservatory to insulated building standards. You could look at installing large doors/ windows along the rear of property to improve link to garden if that is important for you. I would say it is quite a common alteration to this sort of house so try and research some floor plans for inspiration.

Cost will be a challenge and one area I need to understand more before deciding.

You make a good point about the closed off living room and just using the space we have.

I wonder if the 'boxy' utility room in that open space plan might stand out/eye sore, I like it when the space is uniformed and perhaps I need some visual inspiration of how this might look in the space or cover it so it feels natural.

The space to the front left of the door (in the porch), is currently where the gas meter is and it's actually alot smaller than the layout seems, it could fit a couple of coats and a few pair of shoes but not for the amount we have, perhaps I need to be more imaginative with the space to maximise it.

Definitely want to install large windows/doors to the rear to improve link, i was thinking a side entrance from the utility space to access the side easily for the bins etc.

Hi Bandy. What a great, interesting flat - congratulations! One Plan will come up with some great ideas (she always does), but I would live with the space for a while before I made any changes. Explaining how you use the space is really helpful and should make you certain that you shouldn't compromise a good-sized living, dining and kitchen space for the occasional visitor by creating a second bedroom. You are right that it is a shame that the big storage cupboard blocks the flow and the light from the window and creates a tiny little area behind it. But you will need storage and if you knock it out, you'll have to move the boiler or build around it somehow (first option is expensive, second will still give you a bumpy bit that still gets in the way of what the former owners had as a dining area). And the bathroom is big for a one bedroom flat, but I bet it is quite luxurious and I don't think you gain that much by shaving a bit off the side. Plus you'll have to move the toilet, probably muck with the end of the kitchen, and spend a lot of money :( So live with it for a bit. Maybe put a funky desk (and old school desk would be great) between the back of the storage cupboard and the window, so it is a nice office alcove, the dining table near the windows and kitchen, and move the living area down toward the other end and see how things work for you. 1) The flat has two bedrooms which would suggest it is over 62m2. 2) The hallway creates deadspace that can be incorporated into the living area. 3) The public can be relocated towards the front of the property and the private towards the rear. 4) Convert the lounge and bedroom 1 into a large open-plan kitchen, dining and living area which benefits from dual-facing windows. 5) Convert bedroom 2 into a smaller bathroom. 6) Convert the dining room, bathroom and kitchen space into two bedrooms. If you are on the ground floor it would be worth looking into a single storey rear extension if this falls within your budget and can give you a good return on space.

Wow, that is terrible! I think keeping the ensuite will help with your house value and I assume you'd have people stumbling up and down the stairs at night without it so keeping a toilet upstairs is a good thing. However, it's an easy fix! By straighening the fronts of the wardrobe and bathroom door, it will calm the whole room down. Also scribe to the ceiling so you don't get that very weird gap which makes the bathroom look like it's in a cupboard! Potentially look at not having the shower and just keep the toilet and basin if you feel something needs to go. However, from the sketch, you might only need to make the wardrobe fractionally deeper to fit the shower tray in (there does look to be a very deep panel behind it from the photos so maybe not) If you want to see this sketched up so you can really get to grips with the space, it will only take a few hours and could save hundreds of pounds if you get it wrong! Turn dining room into cozy sitting room, add log stove to existing fireplace and assume french doors to orangery are not usually used. Get structural engineer's advice about how much of the wall between the current living room and kitchen you can safely remove then get the sledge hammers in. Remove all of kitchen and pantry, add insulating internal doors to access orangery. 3 Put kitchen units down both sides of current living room, old kitchen (possibly with chimney retained or steel columns) will be a small dining area for winter use. Conservatory / orangery can then be open to this area for the mild weather or closed off in mid winter. The flow from front door to kitchen - dining - conservatory will be along clear sight lines and would not feel so 'busy'. Retiring to the cosy sitting room would be just off the main hall. The restored privacy means It could also double as a guest bedroom. Upstairs, I would turn the smallest bedroom into a large bathroom, look into keeping the loo as an ensuite to the left bedroom (although does this plumbing go internal to the conservatory?).
