Layout options

Hi, we have had some layout plans done for our house. We can’t decide which one if any work. We ideally want a bigger kitchen and a new laundry room. Any suggestions or ideas?
The first is the original.

It seems like a lot of rooms and so you should consider if they will all get used or if it would be better to have fewer rooms and spread out.
You should also consider where the best garden is and if you need to plan better access to either the rear or the side.
You might also post the sizes because I’m suspicious the kitchen isn’t the 4.4m depth needed to have the big island.
I might also wonder if the garage needs to be connected to the back garden or if it’s better to have a bigger utility

This has measurements on it for reference. We do like the garage to the garden it’s very handy.

I would say option B. In option A if you are serving up dinner at the table you have to keep walking past the island - could drive you mad over time. Also option B gives you the capability of having a more formal space for dining should you want it on occasion. I would consider having a hob/sink in your island in option B then you can cook and talk to guests/family whilst you are doing it without having your back to them. We have this arrangement and its great - whether its the kids doing homework or guests having a glass of wine before dinner. In option B I would also swap your sofas around - with chaise longue along the bottom wall of the plan and two seater against the office wall - this will give you more space at the opening to actually get into this living area.

Many thanks for your interest rinq. There was originally a tiny shower room with just a shower and basin with a separate WC - the plan is to put a basin in the separate toilet and take some space from a large hall way cupboard to enlarge the shower room for another WC and a more comfortable space for a bath/shower- one of the plans from Maths Wife with the walk in shower is just perfect.

You can certainly balance how far you pull forward the chairs away from the walls, there should be enough so you can easily walk around to get through to doorways and open doors but not too so the space around feels 'dead'. Getting a larger rug can also help with this visually zoning the seating area. Behind the yellow chairs I have put a console, something like this: A great place to put some bespoke ornaments, lamps and/or plants. Maybe have some decorative baskets underneath with throws / extra cushions and if you get one with a few drawers, store items like extra remote controls, batteries, matches for candles etc.

Wow, that is terrible! I think keeping the ensuite will help with your house value and I assume you'd have people stumbling up and down the stairs at night without it so keeping a toilet upstairs is a good thing. However, it's an easy fix! By straighening the fronts of the wardrobe and bathroom door, it will calm the whole room down. Also scribe to the ceiling so you don't get that very weird gap which makes the bathroom look like it's in a cupboard! Potentially look at not having the shower and just keep the toilet and basin if you feel something needs to go. However, from the sketch, you might only need to make the wardrobe fractionally deeper to fit the shower tray in (there does look to be a very deep panel behind it from the photos so maybe not) If you want to see this sketched up so you can really get to grips with the space, it will only take a few hours and could save hundreds of pounds if you get it wrong! The plans are very blurry so it is impossible to see the dimensions or text. Can you upload clearer images? Also, which way is north and are you in the Northern or Southern hemisphere? If the rear of the house is the sunnier side, that's where you will find you are living the most.

The entry hallway that links to the original kitchen has a single hinged door and it would be good to have glazed double doors there, so that there is a view right through to the back garden. This will make your entry much more inviting and spacious.

Initial thoughts are to leave the front living room as a formal living, (adult or breakaway space), but to replan the rear to make a spacious kitchen, family, and dining area. I'm wondering if the proposed kitchen could be rotated clockwise 90° with the back wall cabinetry running into that middle room, which could be better utilized as a "butler's pantry" (with cabinetry, second sink etc ). Where the proposed kitchen is then becomes a family seating area so that from the hall you arrive into this light-filled family living space and look right to see the kitchen, with large sliding doors to a garden terrace.

Without knowing the exact dimensions, it's hard to say if all that works well.
