Small 1st floor extension

We’re looking to replace a 'conservatory' structure at the end of our kitchen (as it's damaged and also causing a leak for our downstairs neighbour when there's heavy rain). It's on the first floor of a Victorian conversion (we have the 1st and 2nd floor flat).

We're thinking of covering the existing balcony (i.e. extend the 'conservatory' by 1.20m to the outside wall) to avoid any future leak issues. We're also thinking of adding a solid roof with skylights and some solid walls - mainly on the left side as the view is less good - to increase thermal insulation for heat and cold.

Any ideas of a layout of solid walls and windows that would work? All windows will sit on the existing half height wall.

Hey, this is a super idea, what is the rest of your home like from a design perspective?

You'd want the space to connect with the adjacent areas ideally.

I would recommend the aluminium-style black crittal-looking effect here with what looks like a nice contemporary kitchen nearby which would allow light and privacy, breaking up the view a bit.

Then you need some rechargeable electronic blinds for sun control.

A microcement wall on the left would help keep things light, contemporary with a slightly industrial edge but also add warmth wiithout overwhelming the space with pattern. You could add a huge piece of art on that wall for the talking point and some bulb pendants on hooks fixed to the ceiling frames.

A large area rug under the table would help with acoustics, and if you're going for half-height walls to the end, you could even incorporate some banquette seating at the back - that will allow you to add cushions and some more texture in the seating.

Hi @Haysey Design & Consultancy Ltd, thank you for your comments. Great. Yes, I really like the Crittal look - just a matter of cost, I guess.

The design of the flat is minimalist and modern throughout.

Do you have any examples of the microcement wall you mention?

I also like the idea of a bench or banquette at the back of the space!

It does depend on a lot of things like plumbing and budget. But I would make radical change, moving the bedrooms to the (now kitchen) end of the property with a small bathroom and then moving the kitchen into the lounge area for an open plan space. There’s a lot of variables here so depending on the scope of work you are able to do, I would consider looking into a concept planner or interior designer to help with your plans/design. I agree with Minnie that having a sight line from the front door to the best room in the house is desirable and helps with the flow. I have drawn one possible solution. I would stack the washer and dryer so that you have room at the side for ladders, the ironing board, and brooms. You could put baskets on the inside of the doors to store laundry detergent. In the kitchen I think your designer has drawn too big an island for the space because ideally you need 1000mm wall space all around. I have drawn a 2600mm island and made the room slightly bigger by getting rid of the pantry. I think there are lots of kitchen cabinet solutions to the pantry- perhaps visit a kitchen showroom for inspiration. I think the island stools will get rarely used. I would put additional cabinets or display shelves on half of the opposite side, leaving room for two stools. There are lots of great ceiling extractors. You can add a box to the ceiling to accommodate it but the newest ones are slimline enough to sit between ceiling joists. Alternatively you could have a recirculating extractor and an alternative extractor on an outside wall to satisfy building regs. It is your choice where you site the boiler- Remember it doesn’t have to go on the ground floor- perhaps you have an underused airing cupboard or room in the loft.

That is a hard call. I slightly prefer the three bedrooms. But I do not like the long Hall way inside the double doors of the master bedroom. I feel this will be rendered a useless space by the swing of the double doors. It might be better to give this to the landing. But then your making the bedroom smaller, which isn’t good. Alternatively use a single door. You will still be walking down a corridor thou to get to your bed. I prefer the orientation of the bed in this design. For such a beautiful and spacious home, your walk way up to the bed in one design is quiet tight. I’m not sure you are quiet there yet. You don’t want to go to all this bother & cost and not tick all the boxes. Ask yourself some questions; The extra bedroom is very small in comparison to the grand size of the other bedrooms. Will it ever be used? The en-suite has a toilet under a window. Are you happy with that position? How large a space do you need for clothes, shoes, handbags etc? Do you need a space for a dressing table? Do you want ample room to walk around the bed? Consider the orientation of the master bed from two points. A when you walk into the room & B when your in bed. Do you want the main bedroom to feel spacious or is storage etc more important. Sometimes asking questions finds clarity and then you can make the right choice for you. I hope this helps.

Hi Janey, i believe a practical solution would be to move the bathroom to the other end of the kitchen, creating a new corridor to access the kitchen. Practical as there is a window in the correct place and you can run the soil pipe on the outside of the building / water pipes through the floor. I think the flat would have a better flow, bedrooms and bathroom closer together.
