In your situation, I definitely would choose an independant appraiser. Your buyer most likely will be going to a lender and you want that appraisal number to make the lender happy.

Situation sounds familiar to me too. Elderly, longtime owner, maybe passed away now, property was the Cat’s Meow when built but not updated for 50 years, delayed maintenance, and family needs/wants to sell? Sentiment attached with unrealistic expectations?
For sure, find an independent licensed appraiser. In my area, those people exist - usually retired real estate brokers who do this as a part-time gig. As oncape said, a buyer may need a bank loan and the bank will require a professional appraisal anyway.

Id get rid of the runner and only use a larger rectangular mat by the entry door.

I don't think the runner adds warmth. it does add to a cluttered busy look. if you need warmth id consider paint along with a nicer 3x5 entry rug.

Does the other side have tile to the edge of the countertop? whats above and how tall is the backsplash tile
Ok now my tilests seem concerned and are debating this area where my bell shaped hood will be going. Thoughts?
I think that I would tile up to the ceiling - I think it would be better to have tile showing on whatever part of the wall isn't covered by the hood. Am I answering the correct question?
Would you pls post a photo that shows that entire wall?
