Oak is durable so a good choice if you want solid wood. Maybe go for plank sizes between 15-20 cm to keep it in keeping with the period of the property. If you're using the same flooring in the kitchen and bathroom it may be worth considering engineered wood or even a good quality laminate for letting (installation will also be cheaper).

You have a lovely home to work with. I would say don't underestimate mirrors for making a room look twice as big. Have you considered giant mirrors, or mirroring an entire wall? How about the curved wall? I would pay attention to lighting also, as great lighting can make your home look a million dollars and more spacious. I would make a focal point with television resting on a gorgeous storage cabinet, place wall picture frames on wall where tv is placed, this will draw attention to the art and cabinet rather than the tv itself. I would get highback armchairs and use them for both dining and lounge seating with a sofa. I like those Victorian card tables on wheels, that fold up, multipurpose. Only buy furniture you absolutely love, don't follow trends, follow your heart, after all you want to feel good at home. Don't be half-hearted follow your dreams, be confident. When you fully execute your interior passion you'll be happy and others who come to your home will sense you and credit your style as being authentic, true to you and they will love it as much as they love you.

It's really hard to have an opinion on a screen............uinfortunately, colours just look different to people as the colours on their screens differ from one another.......does that make sense. I can tell you however, having used Dusted Moss 2 & 3 on many occasions, that it is a lot more green than it looks on your chart above, which looks grey. It has grey tones, but as the name suggests it is a green. Dulux is for sure, lovely paint,. The colour charts however, aren't so accurate and the paint mixing compared to the colour cards is also not that accurate. I always suggest to people to go get colour cards and testers and paint at least an A4 piece of paper with 2 or 3 coats. Move the paper around as the paint changes with the light in differing positions. Probably not what you want to hear, but you can't choose paint from a computer screen and hope for any accuracy at all. I now prefer Valspar ( B&Q ), used to be Crown. The colour matching is phenomenal. The accuracy to the cards is spot on, and the paint is good. I used to be a Dulux everything fan................but since discovering Valspar I have been converted.

Dear Fearn, I believe you are doing the right thing by opening up the dining room and living room. This will allow the double aspect to maximise on the natural daylight and give you more options to play with colour. I am a big fan of green and believe it has been very underestimated in the past, however it is coming back into fashion! Calke Green is beautiful, I believe it would work very well for a dining room, making it inviting and cosy. Do bear in mind though that colours come out darker once they are on the wall than originally anticipated. Before you make your final decision, I would try samples of the colour on each wall so you see the colour in different lights and throughout the day and evening. I would also try at least a couple of other colours such as Cooking Apple Green, Vert de Terre or Lichen. For the woodwork, it depends what effect you want to achieve, for instance if you want to close the room in to make it more cosy, I would paint it all the same colour, otherwise I find Wimborne White is always a winner and I use it a lot, it has a very warm creamy hue and is very versatile, it could be an alternative to Slipper Satin which could perhaps be a bit stark, however it is difficult to judge without being in the space.
