Do you have a budget in mind? Perhaps the wall between the kitchen and dining is not load bearing in which case you wouldn't need a steel beam so it would be cheaper and if it's only a stud wall it would be cheaper to take down and dispose of than bricks? We had a brick wall between dining and kitchen, I thought it was load bearing even though the upstairs had a stud wall. When we pulled the whole lath and plaster ceiling down, the wall was not holding anything up, not even a joist was sitting on it.

Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I cant see anything marked ”guest” on the plan? i would just consider how the utility will be used, for me personally i’d rather combine cloakroom and utility with access off the hall. It would give more unit space in the kitchen but you also don’t have a long traipse down the stairs etc to do the laundry. You might also consider if you need access to the garden from the utility to dry clothes

Rinked, I also considered that, but the table and chairs would block access to the back garden. The front extension would significantly block most of the south-facing light in the living area, the back double doors, are north-facing so they don't bring in any light. So while I agree that you need some sort of entrance into the home, The front extension is a mistake in my opinion. In regards to the comment of keeping the passage, yes it's good to have, however, soo many people who live in terrace houses don't have that option and I don't see that as a significant issue.
