Design Dilemma Kitchens

floor plan dilemma

Hi, I am in the middle of a house renovation but am questioning my design (guest, wc, utility). Would love any ideas thoughts

Hi Faye,

I was concerned that the hallway was too long and I hadnt used the space correctly, and also if the cloakroom should be made smaller.

As a vague vision, (can help on detail if you think ok In principle) Ideally I’d reclaim the annexe for play/music/ kids room and annexe bed add ensuite as use for students. Turn cloak room to downstairs loo access from hall. current student bed into cloak/boots storage and utility. Open up current utility to access new cloak room and if you need extra kitchen space could put larder where wash machine etc is at moment, I would avoid too much wall movement as expensive assuming you need to save the money for new chalet in garden (friend achieved chalet style for around £65-70k). If you have budget I would certainly extend upstairs one side of house to make use of eades and up to full height so you could have as a minimum bunk bed arrangement or 2beds depending ages of your children. Pending budget could look into whether can get another bedroom up there. Obviously this is just a vision would need more detail to confirm, hope you can see mark up on plan attached

Do you have a budget in mind? Perhaps the wall between the kitchen and dining is not load bearing in which case you wouldn't need a steel beam so it would be cheaper and if it's only a stud wall it would be cheaper to take down and dispose of than bricks? We had a brick wall between dining and kitchen, I thought it was load bearing even though the upstairs had a stud wall. When we pulled the whole lath and plaster ceiling down, the wall was not holding anything up, not even a joist was sitting on it.

I agree with Tim. The original house has been extended significantly and at a time when people liked many separate rooms. The trend now is for bigger open kitchen/ family spaces that connect to the garden, long sight lines, and rooms that look impressive. I think this is the perfect opportunity to plan it to work for you. Personally I would make the entrance hall more impressive with glass doors on the dining room to see front to back, remove the hallway storage to make the hall feel bigger then use the current shower room space for valuable storage and create a route from the bottom of the stairs to the laundry and then connect with the back door. You could then have a super family space at the back of the house and a grown up living room at the front.

Do you want to keep your garage? If not, you could incorporate that into the house to provide a nice big hallway with access to front lounge as well as to the kitchen, as well as having storage space. There's a few different ways to reconfigure it, but all depends on if you can lose a garage. Other option would be to put up a partition wall in the front lounge to create a hallway that is separate so you're not walking through the room itself - simplest would be to create the new hall on the right side of the lounge, following on through from the existing entrance hall and straight into kitchen. But another option would be to put in a new front door where the current lounge window is and make a hallway from there into the dining room - you lose some of the window/light into the lounge though. Would knocking through between kitchen and dining give you enough space for open plan kitchen/living dining - the living area might have to be more broken plan into the sunlounge? Patio doors from dining area into garden seems an obvious answer. It might be useful to post what the architects have come up with and why you don't like their ideas.

I cant see anything marked ”guest” on the plan?

i would just consider how the utility will be used, for me personally i’d rather combine cloakroom and utility with access off the hall. It would give more unit space in the kitchen but you also don’t have a long traipse down the stairs etc to do the laundry. You might also consider if you need access to the garden from the utility to dry clothes
