Is it dry? Will it have plants standing on it leaking water? Do you have blinds? Are they left open and could bleach wood flooring?

Hi Navneet! Conservatories have very short useful times during the year. In the summer they tend to be way too hot and in the winter way too cold. So that's one thing worth deciding - is it comfortable enough to keep because you can use it for a lot of the year, or is it unused for a lot of the year. Some more questions for you, that I hope will help you define what you want: - is the conservatory blocking light into the kitchen? If so does this bother you? - Is the view of the garden more limited with the conservatory or do you enjoy the garden more from the conservatory? - Where would you have your dining table if not in the conservatory - the kitchen? Would this be big enough for you and for any entertaining you do - is the conservatory big enough for this now? Ask your local estate agent (perhaps the ones you bought through) about the impact on resale value for removing the conservatory. You should be able to replace the kitchen and bathroom for your budget. Depending on what materials, etc you choose. You could easily spend that £30k on just the kitchen if you wanted to! But equally you can cover a decent amount of redecoration and new fittings in that budget. I recommend that you keep a spreadhsheet to keep it on track. Hope this helps. Jane, iarchitect :)

hi Carrie, I think you have a range of options that may work for your home. lay timber joists and a timber floornovwr the existing floor assuming that the existing floor is a solid ground beaing slab. lay a pedestal and porcelain tiled floor on the existing floor tiles. this gives a finished floor. use a commercial raised flooring system. this has the advantage of allowing quick installation and you can detail at the windows. to avoid expense of changing them, you could also build a ranmoor down to the door. I think this is probably the correct solution for you to use. kingspan do a system that would be right, but there are many possibilities. it will probably cost around 60-70 per sq m to lay. with all options you can then choose your final floor finish. hope this helps Best Rowland

Thank you everyone for your comments. Most helpful. I contacted Amptico and they replied very quickly. They said to rely on the lifetime guarantees. I then checked out the spec for the ranges they recommended and came across the light fade scale…which was 6. One thing lead to another and I ended up reading the eu rules on light fastness tests, done using the blue wool scale. This goes up to 8 but crucially, the test conditions of the scale stated that the tests were not done in direct lighting and any windows had uv filter protection. That answered my question. I would have liked amptico or Karndean but I would always be looking for the fading!
