Comments (18)My plan shows steps down from the kitchen to the garden room as I noticed the wc was on a lower level. I still prefer my plan because:- you end up with a bigger living room (on the first floor) and the plan suggests there is a balcony outside these windows; you move the dining room to the entrance level and then put an opening to the hallway so that the hall seems bigger and your first impression is improved; the front basement room will have the most limited outlook and light so in my opinion should be a gym or guest room, you have a kitchen in the heart of the house; you have a living space at a likely similar height to the garden; the main bedroom moves up a floor to a likely quieter position; the guest rooms all have fewer stairs for the parents; and you don’t have to take out major walls to achieve this. But of course this is all based on the plans provided but you know your house best. Comments (18)Hi. sounds like you have some fab times ahead :) I agree with Jonathan that the scale maybe slightly out so that is worth looking at. If you wanted a few fresh ideas.. and to scale, it may be worth considering a concept planner. Our layout packages (for example) are all shown in 3D with virtual tours. It is well worth it to be able to see how the space works and how it all fits together. I think for me, your layout depends on the style (or look) you are trying to achieve. I can see the open space in the middle working really well as a design feature in the right house design but definitely think the space can be better utilised to suit your needs. I would also suggest starting to add some images to your ideas books. This will give us a better idea of the style and will also help you to get to know your own style a little better. Comments (17)Since the main property is a dormer bungalow I don’t see why you wouldn’t be able to put a similar dormer roof over the garage extension. If planners are tricky you might have to put a side hip on the roof which would be an ok compromise. To get the vaulted ceiling (mentioned in a private message to me) you could build the whole new extension with a vaulted ceiling- this could look fantastic but if you research your local area you may find that adding additional upstairs space adds more value- consider adding a new gable point above the dining area windows, and then vaulting the ceiling in just that area- this would give you some visual interest without intruding into the upstairs space for bedrooms....See Morei-architect
