One possible solution. It gives you the bath and shower in one unit behind the door away from the window as well as the sink and WC of course. Admittedly a little tight on plan at the end of the shower bath but your upper body and arms would be free to move over the end of the bath and into the window recess, and your feet, whether standing or sitting, would always be in front of the WC where you have more space. The sink has plenty of space around it with room for a towel rail adjacent. The sanitary where is all taken from the Ideal Standard website but you could use any manufacturer - the point is it can be done. I would also make the glazing obscure, if it is not already, by using an after market stick on film cut to size. You can get plenty of patterns or just frosted. You could also add blinds as previously suggested. Note: any proposed layout could be affected by the proximity of your existing foul water drainage - just bear that in mind.

I would still suggest tanking/waterproofing the room prior to the installation of a standard shower tray or bath. Waterproofing membranes with the European Technical Approval will withstand normal movement within a house but the flooring and walls need to be of sound construction - a wetroom can be properly fitted in age of building. These principles apply to a standard tray or bath as the silicone beading around the edge may fail (from movement/age) and let wall bypass the tray, causing damage to the building underneath. This picture was taking after a bath with wall mounted shower was removed. The silicone had failed causing the wood to rot. This was all replaced and the below was created in its place: A bath will be easier for people with young children and if you plan to sell on, a wetroom will appeal to some where a bath will appeal more to others. If you intend staying here for a decade then you should make this house work for you and not the next people. I think that since you have already flagged extending in 10 years you should also future proof your plans now. If it were me I would have a bedroom where the current big bathroom is in order to give you the possibility of later extending over the ground floor extension. I would also want a super sized bathroom for my use - I have always believe the person paying the mortgage should have a better bathroom than people who visit three times a year. And I would take the view that when a loft bedroom is later added it won’t matter if one of the four bedrooms is compact. So I offer an alternative.

Dear Charlotte, the best option to buy shower pan and rail with a curtains , or to build one, instead of the bathtub. Here just examples , what to look for. The shower head it in the highest position now, its means if we take bath out we have more height to the floor. I have same made at home if you be interested I will add my shower pictures. Here last one is example, easy to build separation wall somewhere 3-5 cm, with a good drainage and no problem water from shower moves fast. The best wishes .
