hi, my sister in law has a very similar sized kitchen to u and shebhasbso much storage she even has empty cupboards!! she put her sink infront of the windowbwith the hob opposite, to the left of the hob shebhas a tall unit with her ovens in it and the otherside she has her fridge and then 2 base units and 2glass display wall units. on the far wall to the right of her sink she has wall units, and to the left of her sink she has a stretch of worktop similar to ur plan which leads to a peninsular island that steps down from her worktop height to create a table. would love to see some pics of what plan you go with and the finished result

I like the layout as it is, with your proposed changes, I specially like the incorporated breakfast bar around the island. What are you using for extraction for the hob?

Hi Steve. Your reduced depth base units underneath the island overhang are difficult to access. Depending where you are buying your units from it maybe possible to get extra deep base units, the ones in the photo attached are 705mm deep. You then do not need access from the back. I would also suggest increasing the depth of your sink worktop to a minimum of 650mm. Depending on your choice of wall covering and the thickness of it you will find that most hobs will have a minimum required gap between the back edge and the wall, less than this gap will invalidate the guarantee. The extra deep worktop also makes it much easier to clean behind the sink/tap area and more importantly creates a useful channel behind your base units for the services. If you do this you need to extend the panel to the side of the oven housing to suit. This will also help to make the side by side Fridge Freezer look better, these are often much deeper front to back than the adjacent tall units and can look unsightly if they stick out too far. One more point about your island, if you take the suggestion of the deeper base units you do not need a 1200 deep worktop to ensure a suitable overhang for your stools. You often need to pay a premium to obtain 1200 deep worktop depending upon the material you choose.

I would suggest to add window on utillity room to make it bright. If it were me i will move the sliding door to the left and make it smaller to give room for placing couch in the back and move the door that leads tot he garden adjacent so theres room to mount a TV. I will design the bathroom like this and separate the coat and shoe storage to not making too many hallway, if you dont have lot of shoes you can use low shoe cabinet and open up the wall on the side of front door to make hallway bigger Make the storage door open to outside of the room so you can fill the storage full without getting hard at opening the door The back room feel cluttered because the table choice also flip the sofa on living as it will not obstruct people walking to sit
