Hi, really appreciate responses - it always helps having another pair of eyes find options - Thank you. Current facilities 3/4 bed house (4th is a study right now), 2 of us live here, but potentially still a 4 bed house. 1. Existing shower+WC room across the hall from this room 2. Master bed has ensuite+bath+WC in the eaves. 3. Outside WC (useful when gardening), 4. Utility room WC(which will eventually go). ...but no 'luxury, spend a while soaking' bathroom as such - hence the project, and hence the lack of urgency on another WC. Imagine a farmhouse extended and messed with since the 1830s, include 1960s timber extension and you get an idea of what I'm working with - certainly not going to gut it and start again, more add more modern features as we go. WC or not WC? I do get it - if I can get a WC in there it will work better and be a more obvious room setup. Obv a WC will fit - its the logistics of a fat soil pipe vs. the relatively easy 22mm feeds and/or 50mm bath/basin wastes. (would rather not have one than add in black water pumps mindyou) @rinked - your bottom right option is my fave - bath on the bottom wall - however - depending on the end you're either looking up at the neighbours or at a wall, and its a shame to waste the view! (I fully realise you coulnd't possibly know whats out the window :) ) My wife prefers bath under the window - head on left end which gives a view of a willow tree and sky. Current thinking Resorted to mk1 paper CAD and moving scraps of graph paper around! (its quicker than sketchup) Not sure if this is legible - bath under the window, back to wall oval - loo next to the basin (obv. egonomic reasons) and a wider 1m basin vanity. Diagonal thing top left is a nominal chair. Storage need not be built in and potentially behind the door/on that door wall.

Thanks for coming back. We are planning to rework the first floor too (so creating a master plan for the house) but only executing the ground floor first budget wise initially. Have attached existing first floor and also 2 plans for first floor. First idea was essentially just building about the ground floor playroom extension - however having thought about that more, that might be a poor decision light wise for a NE facing rear. So we have a second option, that only half builds about the playroom, and then essentially creates a double extension on the left...but we will ever have the money to do 2 extensions upstairs and and could also mean our ground floor extension is dark. Another dialemia. So to cut a long story short, upstairs layout is not firm.

Both your bedrooms are already small. In my view there isn’t enough space to make room for even a tiny shower room, en-suite or otherwise. In order to build a bathroom over the kitchen, you would need to carve out a hallway from the staircase to the extension, which would turn your second bedroom into a box room. I wouldn’t do that either. A better option would be to remodel the entire floor, build a second bedroom above the kitchen and convert the existing smaller bedroom into a bathroom.

The position of the soil stack is crucial and knowing where your main drain runs, as you have to get waste to it. A plan of the top floor showing the position of the WC and stack would be useful. From the plan, it looks as though you might just have space for a tiny WC under the stairs. With a macerator, you could probably then run a waste behind the kitchen units if necessary. Placing it anywhere else without extending would take up too much space. Personally, I would question whether this is a wise project to undertake: the cost to benefit equation doesn’t really stack up for me.
