Help with bathroom refurb

Hi all! Hoping someone can help me - I've recently bought a flat that I'm slowly refitting - finally finished the kitchen and now I need some help with the bathroom. The layout is all wrong but I don't want to spend loads of money fixing it - but the bath is short and shallow (looks like the waste pipe for the loo runs behind it) and the shower is on the opposite wall to the drain! The room is pretty small too - does anyone have any whizzy ideas that aren't too £££ - budget is about £4K to get everything done - including labour. I like clean lines and white - but with no Windows I'm also worried tiling the whole room in white may make it look a little clinical with artifical light? Room dimensions are 220cm by 170cm

Hi,
I'm not sure if you're aware of microcement?

It's basically a water proof decorative coating that's used for feature walls, flooring and as a tile alternative.
It can be applied over almost any existing substrate, including tiles, and it's only 3mm thick when finished.

I thought it maybe an idea in your bathroom as it would save you from removing the tiles if you didn't want to. This would keep your cost down obviously.
Also, microcement needs no joins no matter the size of area it's applied to. So, from an aesthetic point of view, you would have a larger looking room (and you'd have no grout lines to clean!)

I think that's a very healthy budget. Why don't you post a plan with dimensions. You can keep the sink and toilet, maybe change the bath, probably have a shift about and finish for that price. It all depends what you buy, where you buy it and who you get to do it, don't give up yet!

However, looking at the way it's laid out currently it would appear that the bath is already on the longest wall, that the corner of the wall comes in a way and then the bath is ahead of that. So you probably can't fit in a longer bath. A standard bath is 1700mm and it may well be that size.

Need the drawing to see which is the longest wall and which is the outside wall for the toilet to be sited.

Front hallway- I say save your money leave it up. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. Given that the bathroom is likely to go upstairs make the downstairs bathroom into a room to access the garden- I would present the kitchen as a kitchen/breakfast room with doors to see the garden as being able to see from the front door to the back garden should pay dividend.

Removing the cupboard sounds like a great idea! It will definitely open up the space and provide an opportunity for extra storage. To maximize the storage opt for a double floorstanding vanity unit. Hello, just to update - I met with the bathroom fitter this morning after a brief telephone call last night - he was already loading his van when I arrived so he knew the job was ending before completion. He agreed that the tiling was not up to scratch and stated that the guy he got in to do it was having family problems / is not a very good tiler and said he had paid him for 4 days work and had done 4 days work himself. I said i would not have paid the tiler / this is not my concerns but it was a very difficult conversation ending in me paying too much I think. I ended up paying him £590 in total - this included paying for things he has bought for the job (which i still need to rebuy for the next person), one full day for the two of them for removing the old bathroom and part fitting the new one, another full day just for the bathroom fitter . In hindsight this was too much but I also just wanted him to leave and he was asking for 4 full days for him and 4 for the tiler. It was not an easy transaction for either of us I am sure. We parted amicably and he has emailed to apologise for the job and thank for the payment. Lessons learnt - order of works before a job starts, more oversight during a job, more research before hiring and standing my ground if things are not done properly. Thank you again for the very helpful advice and information.
