Small bathroom refurb

I want to give the bathroom some wow factor - but it's small! I partly would like a standalone bath but that will make having a shower difficult. There is a cupboard with houses the Emersion tank - I'm thinking this could go in the loft to give more space. I've drawn a couple of pictures - very roughly to scale?! And a picture of the bathroom as it is now. Please can anyone give me your opinion / ideas... Thank you

If I took out the heater cupboard and added a small shower, do you think it will look to cramped

From what your describing we had the same thing going on,I didn't like the ensuite( too small) and the bathroom needed to be bigger,so we got rid of the ensuite and put a door between our bedroom and bathroom like a jack and Jill.After a while I felt it just didn't work so we closed up the wall and we now have one big bathroom.im glad we did it now. I too wondered if it would devalue the house and I'm sure if a larger family moved in it could be a bit of a problem,maybe someone from the real estate world will pop in and give you some advice. Hi. It's hard to tell colours online but your tiles seem to have a green undertone, wonder if farrow and ball mouses back (1st pic) would work? I'd add a wooden bath mat, this one is available from Victorian plumbing. On the wall opposite the sink a towel holder with a hammam towel, this is from not on the high street and available in a few colours. Do you also have room for art on that wall? I'd add a potted plant at the end of the bath. If you have the space then 3 small dark wood shelves over the wc and mirror over the sink and add candles etc.

I would deffo get rid of the hot water tank & cupboard. I think too small for separate shower and bath, therefore I'd go for shower over bath. P shaped ones give more room in the shower zone. Baths generally desired in family homes for resale. Always nice to have the option of a soak even if you don't use it very often.

Hi Caroline, you're bathroom refurb worked out really well. Can I ask where you got the bath? It's really interesting...half freestanding, half fitted. Cool!
