Advice needed for Open Plan layout

I am planning an extension at the back, along with renovating the whole house. I'd like to have a open plan layout and have a sketch of a potential idea.

I am having doubts of the location of the bathroom as it would be the first thing you would see as you walk in. Are there any other alternative locations for this?

I really like the open space created by the rear extension, but I would like a second opinion of other possible ideas.

Yes, Karen makes a really good point there and as you get closer to deciding exactly what layout you'd want in the kitchen it's the practicalities like that - something we look at in detail with our clients. One of the reasons a lot of people choose to use a designer rather than a kitchen company is because we can sit down together and really chat through what matters to you in the space, how you use it, who'll use it and all the individual stuff that will make sure it's 100% bespoke to you - like the styling and flow between your rooms. There are plenty of independent kitchen designers like Karen (I think there are a couple of others on here too) who will be able to help you come up with a great layout. I guess one of the things to consider is if you just need the practicalities of a good space layout or if you want the layout (with 3D pics and videos to help you visualise the space) but also the design element and finishing of the design with lighting, colours and soft furnishings and all the things that turn a space from just being super practical, to super stylish too. The other thing I thing I mentioned before is that a good designer will also pass on their trade discount, so I know for a lot of my clients once I've passed that on, it makes the fee even less. Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Hi, I’ve just bought a house which requires full refurbishment. I’m looking to open up Kitchen/Breakfast room and dinner area to create a large open plan. However I’m confused on what’s the best layout so I can maximum unit, dinning area and a small living/sofa area? The window in the kitchen can be moved.

"tear it out" and "structural beam" should never be in the same sentence together. If the previous owners botched it, then it is unlikely you would be able to predict whats holding up what. Please get advice from a structural engineer. It will be a lot cheaper than rebuilding half the house.

I'd say it's a shower room. It's not such a bad location ... and it's not the first thing you would see when you walk in from what I can see - you have a good stretch of hallway and entrance to a sitting room before you get to it. Plus surely it's common to have downstairs cloak/room bathrooms somewhere off the hallway anyway ...?

Only other option would be under the stairs ... it's a small space for a shower room, but I've seen it been done!

Do you need a second full bathroom. I'd change to a shower room with a cloakroom / storage area. Go lengthwise. Change also the Kitchen to where the second living area is. Swap the second living area to living / dining. Much nicer to sit and relax over looking the garden.

I don't know what type of flooring you currently have in the dining room. If it's floorboards then you should be able to have the kitchen left and plumb out to the right under the floor. Obviously if it's concrete this won't work and you'd have to have a further shuffle about!

I presume also that you can't just fit in a toilet under the stairs as the meters are preventing this? ( I know that moving those can cost a fortune! )

Opening the front door and being able to see front to back makes the house seem a lot larger. So, yes I'd sacrifice the layout of the bathroom if a larger square bathroom is not needed.

If you can't plumb the water drainage from the kitchen across from left to right then you are better off with this type of layout. Personally I think you suffer from lack of counter space even with a long island, but it's do'able with careful planning.
Plus, I also think it's odd having two living areas back to back. I'd take the advice of a builder and see if you can sort out the plumbing. Go for the first plan with the bigger kitchen in the middle and the living / dining area at the back.
