Hello halt123, One thing I think would be a suggestion is to remove the two walls between kitchen/dining and kitchen/Utility. Have a galley style kitchen (I always suggest these as I like the sleek lines) but it then opens into the dining area of the living room space and could be rather lovely for entertaining.. If you were also to remove the door into garage and that wall and minimise the garage, you could situate a galley along that external wall side. Then you could have another set of double doors where the current kitchen window is.. With part of the garage leading into the current utility and kitchen space all as one open space... it not only gives you more kitchen space but also leads into the living area beautifully.. A double set of french doors or sliding doors could be really fabulous for summer entertaining... You could then perhaps situate dining in the current kitchen and have more space in the living room.. You could also re situate a door going into kitchen from the hallway.. Structural, planning and regulations permitting, should those walls I mention be load bearing. : ))

hi Jamie For side return extension if that is your plan be ready with about 70k+VAT budget and another 10k in total for client supplied items. that means you still have another 36k£ to spend on your project. as i haven seen your windows on a front i can just guess but i would say with 1 external door and 5 windows assume about 5k+VAT incl installation. bathroom refurb can cost you around 5k+VAT and refurbish of the whole ground floor about 15k+VAT incl new door liners couple of studwalls new plastering new skirtings and architreves etc. for flooring and other stuff allocate about 8k+VAT and for profession fees another 4k+VAT. i would say in total a bit tight but you can have all your list to be done. just be sure you get more quotes in as builders are charging nowadays from a-z depends on there availability and flexibility. have a good luck.

I’ve definitely seen it done. A friend of mine has a long bedroom and en-suite over the entire footprint of his garage. Though you’d have to check whether that’s structurally feasible. As @keiblem suggested a corridor through airing cupboard seems the simplest option. Personally, I’d sacrifice some of bedroom 2 to create a proper landing rather than a corridor of doors. Easier to get furnishing in rooms and maybe a nice sideboard and mirror. Downstairs I would move the toilet along the wall, again to create a better entrance hall for outdoor wear storage and allow for some furnishing (mirror, console, coat rack).

There are a lot of if's with things like this but to start with you 'shouldn't' need an architect if its just taking walls down and remodelling inside: An interior designer can help but you'd need to make sure they offer space planning, if they don't they will probably not touch it until the walls are down, or if they do will want nothing to do with taking the walls down. Most building companies (If they are a company and not just a lone builder) should be able to quote to take the walls out but: It depends on what the walls are (and if you house is listed, I'm assuming not) If they're stud they can come out no problem BUT if they're masonry that's harder and if they're load bearing it gets much more complicated with beams and building inspections (Again, a builders company should be able to handle all that for you) Knock on the walls; if they sound hollow they're probably stud, if they sound solid they're probably brick, if there are brick walls directly above them then they are definitely load bearing, If you can find which way the beams run you can work out if they are bearing the floors or not. If you know exactly what you want to do with the space once its opened you can probably talk to a builder, they should be able to do drawings and may be able to do all the decoration etc. to make the room how you want. If you're not sure what you want exactly or what options to choose an interior designer or an architect would be a good start, architects are usual more expensive and would be a bit over qualified for just taking two walls down but as I said an interior designer would need to offer space planning not just interior design. Some building companies will also offer some design advice but it might be a bit limited.
