Changing floor plan???

Hi I live in a bungalow and am looking at moving to a house, our bungalow has everything we need and am only considering moving as the house has an amazing garden and views but I'm struggling how to make it work like our own home does at the minute, I think I cud take move the shower room to off the utility room and knock through the back of the downstairs but I'm struggling how to make the upstairs work as I still need 3 decent bedrooms, a bathroom and wud love a walk in wardrobe and ensure like I already have??? Any help wud b greatly appreciated, the drawing is my bungalow

I think your idea of moving the shower room is spot on. Move it to where the utility room is and then open the entire back area and make a large kitchen dining area. You could open the entire wall with glass doors leading to the garden.

As to the first floor, You can turn the small bedroom 4 into an en-suite and connect it to the large bedroom 1, as long as there is headroom for that (does bedroom 1 have a pitched roof? its hard to know without pictures). You can make a long and narrow (120cm wide) walk in closet at the back of bedroom 1, the door to the en-suit will be through the walk-in.

Unfortunately it has a pitched roof so don't think that would work

Personally I think the room would be plenty light enough without additional side windows- they would also have no view and limit cabinet placement in the kitchen. If you want a pantry you could build one next to the wc- personally I think the expense is unjustifiable when there are beautiful pantry cabinets that you can buy with your kitchen. Shower room- unless you have need for a downstairs shower I would put an ensuite upstairs. Utility room - Lots of flats have internal kitchens and bathrooms so it is commonplace. You can vent along the joists or go upwards through the suggested ensuite and then through the roof- in fact then you can put extractor fans in the loft so the fans are quieter in your shower room and utility. Noise- you can add extra insulation designed to dampen noise so your living room should be unaffected. Ensuite waste- I envisage this going down from the ensuite, through my suggested utility room and then under the hall floor. (Given the age of house I imagine you have a void under wooden floorboards so the soil pipe would go there and meet the drains that are almost certainly in the drive.)

hi Jamie For side return extension if that is your plan be ready with about 70k+VAT budget and another 10k in total for client supplied items. that means you still have another 36k£ to spend on your project. as i haven seen your windows on a front i can just guess but i would say with 1 external door and 5 windows assume about 5k+VAT incl installation. bathroom refurb can cost you around 5k+VAT and refurbish of the whole ground floor about 15k+VAT incl new door liners couple of studwalls new plastering new skirtings and architreves etc. for flooring and other stuff allocate about 8k+VAT and for profession fees another 4k+VAT. i would say in total a bit tight but you can have all your list to be done. just be sure you get more quotes in as builders are charging nowadays from a-z depends on there availability and flexibility. have a good luck.

Hi Hannah, I would think as you've already got the plumbing in place for the utility room, moving the kitchen there shouldn't be too crazy IF you opt for induction/electric hob. Other costs to consider if you want to swap them around if you swap I would move the front door to where the window is to give you more space in the kitchen moving the toilet waste (where are your drains located for the stack). are the current lounge & dining walls supporting walls? If so you'll need structural engineers and of course steels potentially new sliders/bigger opening for doors in the sitting room. I've quickly mocked up my first thought for rejigging (I don't think you need to extend, you've got a lovely space.) Not taking into account measurements etc. I'm not sure of your needs and just not 100% where to relocate the downstairs w/c, would depend on cost. Anything is possible probably, just depends on the budget and how much work you want to do. You could remove the door to the right as you enter the hall and put the door lower down creating a new entrance to the utility.

There are a lot of if's with things like this but to start with you 'shouldn't' need an architect if its just taking walls down and remodelling inside: An interior designer can help but you'd need to make sure they offer space planning, if they don't they will probably not touch it until the walls are down, or if they do will want nothing to do with taking the walls down. Most building companies (If they are a company and not just a lone builder) should be able to quote to take the walls out but: It depends on what the walls are (and if you house is listed, I'm assuming not) If they're stud they can come out no problem BUT if they're masonry that's harder and if they're load bearing it gets much more complicated with beams and building inspections (Again, a builders company should be able to handle all that for you) Knock on the walls; if they sound hollow they're probably stud, if they sound solid they're probably brick, if there are brick walls directly above them then they are definitely load bearing, If you can find which way the beams run you can work out if they are bearing the floors or not. If you know exactly what you want to do with the space once its opened you can probably talk to a builder, they should be able to do drawings and may be able to do all the decoration etc. to make the room how you want. If you're not sure what you want exactly or what options to choose an interior designer or an architect would be a good start, architects are usual more expensive and would be a bit over qualified for just taking two walls down but as I said an interior designer would need to offer space planning not just interior design. Some building companies will also offer some design advice but it might be a bit limited. It still doesn't mean you cannot do that as doors or openings can have unregularly shapes. But to know that you need an exact dimensions of the two rooms and the stairs. If you can provide it we can try to help.
