Comments (15)Thanks ever so much for all the input. Sadly an outward opening or sliding door is not an option due to the position of other walls/doors etc outside the bathroom. Theoretically the toilet could swap positions with the shower, however this would mean having a really tiny sink and as we spend a good deal more time using the sink than the shower and I need storage too, I think this would prove a compromise too far. we've had a measure and have found a pivot/in-fold door which looks like it fits the bill if we move the toilet right over. Comments (19)Marc - these are absolutely stunning sketches! Sadly, the opportunity to move our WC has passed, so we can’t put the the shower in that corner :( I’m back to two options: 1. Keep same layout but with a shorter, 1600mm bath and bespoke shower built onto the end (only really feasible if I can find a fabricator or bathroom designer to make this happen), and some storage / fitted furniture around the WC/sink - pros are the separation of the two / luxe factor, con is that there’s nowhere for the laundry baskets https://www.duravit.co.uk/products/all_series/happy_d2.com-en.html?product=3167994 2. Full-size bath with bespoke storage at end of bath (opposite the door), with laundry and towel storage, etc) - pros are that we maximise storage and have a full size bath, plus we could save costs around the WC / sink by skipping the additional furniture, cons... no separate shower... Same bath but 1700x750. I’m feeling kind of ambivalent at this point, but the builders are back and will be ripping out the old one soon so need to pull the trigger and get this stuff ordered! Comments (7)I would suggest to do a bit of research in your local authority’s planning explorer, and see what extensions have been granted in your borough/street. You can search by key words (try ‘two storey side extension’ and ‘two storey back extension’). You can also have a look on zoopla for historic sales of properties on your street. Try and find some that have been extended (google map satellite can help with that) and see if floor plans/ photos are available. In my borough, semi detached houses are fairly routinely granted permission to extend at the side provided the extension is subservient to the original building, existing roof lines are respected and there is no terracing effect. Comments (11)If I was to try and include one upstairs I would place it in the bedroom rather than a split (it’s also the best choice to the plumbing element):- Although this might make the bedroom too small (drawings not to scale for fitting in a bathroom suite). I‘d possibly look at what you can do on the ground floor, can you replan the space and lose some from the porch / Kitchen? Although for me, I’d fully reconfigure the extension end, do away with the porch next to the kitchen and open it up into one large usable space (as someone with a conservatory thats 3m x 3m it’s the largest most under utilised space in the property and is used primarily as a drying room in winter for laundry.... I’d look to place the kitchen in the top half and the area marked for kitchen on your plan would be turned into a utility/laundry room and toilet/shower area (again, the split isnt to scale, but you get the idea of where to place things). You can have a nice large window, folding doors or even a sky light over the kitchen to give it loads of light (can the porch be brought out the extra bit to make it level and a true ‘L’?). You could also reposition the dining room doors if you wanted to use the wall along that side for more kitchen storage.
