Floor Plan help!
We live in a town house, three floors a bedroom on each floor, and split level living so a large living room on first floor and kitchen diner on ground floor. All fine until we had a baby and finding the house just isn’t practical (would prefer bedrooms on same floor and kitchen living on same floor, does anyone have any ideas on how we could change the floor plan? possible opening up the ground floor (but stairs run through the middle) and the bedroom on ground floor isn’t quite large enough to be a living room, was also thinking possible extension to join the house with double garage and convert part of the garage? though we also have the problem of it being a quirky estate and leasehold so may encounter problems with external alterations. Will attach photo of exterior and floor plans.
We are up for sale but have been messed about by buyers and finding houses priced ridicoulously at the moment so if possible prefer not to move.

Comments (11)Hey Bas, Congratulations on your new home. I think it is really important to consider what do you actually need/want and go from there. I will ask you a few questions that might help to get you thinking. Do you need/want a large kitchen with island and plenty of space to cook? Or do you just need a very basic spec kitchen? Do you have people over and socialise a lot - do you need a dining table or are you not that bothered? What do you do to relax do you watch tv/read/listen to music/play music - then you will know you need a good sofa space if you watch tv or if you need a nice corner nook with plenty of space for books? Are you a muddy boots family or do you just need somewhere really simple to wash/dry your clothes? Do you work from home? with lots of storage space for papers or is it computer work and a simple desk would work just fine? Once you've gotten to the bottom of the space you need you can consider your budget, how much do you have to renovate can you afford to start knocking down all the internal walls and potentially extending or do you need to be smart with the space that you have. Comments (7)Before you set your heart on a wall hung vanity and toilet take a look at the frame required for the toilet as it is a considerable additional cost. The stud wall will also probably also need to be strengthened to take the weight of the wall hung vanity. I think I would consult a bathroom designer as there are so many factors to consider here. I would also start interviewing plumbers as some of them are very old school and might not have the relevant experience for what you are planning. Sticks to the design of two materials that Jonathan mentioned, door then ties in the two sides of the front. Could eventually paint the wood cladding at the back. 8 years agoI would do what Jen is suggesting but if you are set on keeping the living and kitchen together but don’t feel that the downstairs bedroom and shower would make a big enough living room you either have to convert the garage into a living room with is probably the cheapest option.
My preference would be to keep the garage and put the kitchen and living room on the first floor. My plan keeps the top floor unchanged but puts two children’s bedrooms together on the middle floor.

8 years agoI am really struck by the lack of glazing on the south side of the house - are you attached to another property at the back?
If you do attach to the garage perhaps a glazed link of some sort would be an option to get some natural light in there..
