I'm looking to renovate the ensuite of my 2 bed flat and came across photos of open plan bathrooms. Some of the photos look great and I'm considering it as I don't have much room to work with in the bathroom and my bedroom has room I can use. I'm looking at moving the basin into the bedroom area, which would free up space for a bath and shower. I was thinking of making the basin look less bathroom-y and more like a makeup desk using wood and soft furnishing and a full length mirror. The rest of the bathroom would be behind a wall (no door). Main problem is that the door to the bedroom will open to the the basin (the rest of the bedroom is on the left), which I guess would put people off. I quite like the idea but I'm concerned it would put off potential buyers (more so after reading the comments). Should I stick with a traditional ensuite? I can put a bath and shower in there but I think it would be too cramped or I can loose the bath and have more room with just a shower. What do you think?

I think because you have access via the Utility if it were me I'd go for the option without a corridor. You can take visitors straight into the lounge, but get direct access via the back door. Also, as you say it will give you a much bigger 4th Bed and Utility. It's not a massive detour for the family for a cuppa either. The only negative about it, is how far you will have to take your laundry basket to get into the utility. That might be an issue if you're having to take baskets backwards and forwards through the house all weekend? One of the space planners on here might be able to suggest other options though.

Did you used to have a dado rail there at one point? Thinking perhaps old glue or resin lines that are now seeping into the new paint? But if its been fine before and only showing through a new paint then that is very odd indeed! Unless it's something in the paint drawing it out and clashing 😬 If it was down stairs I would say someone walking next to it and a belt or zip rubbing down the wall but not normally a room wall.

How tight is your budget? Having an internal staircase would create some really nice flow between indoor/outdoor but I would consider the complexity and cost of digging up beneath the current ground floor. Have you thought about knocking through the kitchen wall adjacent to the dining room and having an entire open-plan space between the 3 areas or do you want some division?
