Loft Boarding and Insulation

How much does it generally cost to install Insulation and board out a loft for storage purposes. We have been quoted £1400. Is this roughly the price we're looking at?

I guess it depends on how big your loft is and what insulation you have already.

Did the quotation break down into labour and materials ? Is this something that you may be able to undertake yourselves, to save on labour costs ?

Hi there! I’d love to hear what you are using the under the stair spaces for. It looks like the bike could fit under the stairs near main entrance comfortably. You then could use the current bike area for the utility i.e. muddy stuff mops and sports equipment. As such you would need to install shelves to add on the storage space. I’d like to agree with Minipie that, if you really love for the bike area to remain as is, as I feel you might, the next best position for the utility is in the basement. The basement offers several advantages as compared to hiving off a space on G.F, especially when you consider the available space which you’d require to store all the stuff you said. I imagine sports equipment for example would need quite a generous area. I like the idea of a cosier retiring area for the library and I would really recommend an alterations for that. As for a pantry usable from the kitchen, options look really limited but I’d know what you think about moving the toilet across to the opposite void area, and then converting the new space to a pantry. It’s both proximal to the kitchen island, and will also not complicate the plumbing process, since you also want to introduce a sink in there. Hope this is useful! I now have a leak in my roof so need to sort this and looking to do what is best for the loft space. I think it is original tiles (as same as lots of neighbours) and original loft space. I have some loose insulation on the floor but nothing against roof/tiles. Ideally I'd like it boarded to use for storage and to ensure it is insulated as best it can be. It is a cold space with nothing on the roof joists so you can see the roof tiles from the inside and even see out through a few holes/gaps. When it rains the orange tiles do show signs of damp on the inside but only one leak showing itself at the moment. I assume this is how they go and that the rain water should not penetrate the tiles totally. I would like to know if I get it boarded and have insulation under the boarding if I need to do anything to the underside of tiles to make it as good as it could be? Also to add I get a lot of dust and debris coming into the loft space from outside (via the gaps in the tiles) so storing anything up there needs to be in container to keep it clean. I also want to ensure I don't cause any problems with damp and lack of circulation. If any one had any advice or can recommend what is best course of action for this situation to stand me in good stead for the next 20 years I'd be grateful . Thanks Jenny

The good thing is that, despite the dust and debris in the attic, it's something I could envisage cleaning up, hoovering and replacing the insulation on me own. So all I would need are the raw material and some weekends off. Plus, my daughter and I suffer from all sorts of allergies, such as pollen/hayfever and eczema. So thought this natural wool may be ideal, plus it's said to absorb moisture, helping in keeping the attic dry. Which is already under attack from mould. The two negatives it has are wrt costs and its thermal R rate. If I can fit it myself, could help lower these costs and wrt to its lower insulating property, with global warming etc, maybe we might not need that high level of insulation? Except in 2012 (beast from the east), the last 15-20 winters in Birmingham have been pretty mild. That's my theory at least Thanks Mel

For storage purposes I guess you mean insulating the floor only? (this is what we did, so the wooden structure could still breathe like it was meant to do when built)

You don't need to be a seasoned builder to this yourself. Rockwool, 12/15mm ply and a tacker. But what size are the beams? Can they carry the amount of stuff you want to put up there?

your loft floor is likely to be 100mm 4 inches deep. The insulation should be quilt which is closer to 300mm deep. If they are doing it properly and building the floor up with new cross joists then overboarding that it should take 2-3 days. for an average loft. 250 per day each for 2 men plus a few hundred in materials . Not too far out. You could ask for a few quotes. These are very rough estimates and will vary enormously throughout the country

Thanks everyone, I've not actually been up there and measured. He said he could do it in a day.

Yes insulating the floor only. I don't think we could do it ourself.

I will look around a little more.

We had loft floor partially boarded about 2 year ago. Just above one room so about 3 sq meter and already had insulation. The boarding needed to be on stilts which screw to the joists so as to leave an air gap for the insulation to be effective. Think it cost about £500-600 and took one man a day to fit. Worth it as we can store things much better. I imagine the extra cost of insulation and larger area might be that kind of price but get a few quotes first.
