Please could you help with floorplan

Dear Houzz,

Thank you for taking the time to read this.

I've been meaning to get in touch for quite some time (bit of juggle with a n.born).

Just bought our forever home so need to get this right. We've had a think about things attached is what we've come up with.

DH is ready to submit to get things rolling be4 exams start for DD2. (Don't need the additional stress).
I've asked DH to wait a few days as I would love your input (huge Houzz fan). All ideas gratefully received - pros & cons.

One concern i have is the position of the skylights in the open plan area. How can i make sure they are above the dining area and dont look out of place ?

What’s the area in the middle? I can’t read what it says. When you enter the house will you be entering by the door next to the study? If so it just looks a long way to reach the kitchen by this route.

For me the space between the kitchen and dining area is too large and wasted. Personally I would rather have a bit of a move around and have a larger study.
Personally I prefer what I have done as in your plan there didn’t seem to be enough kitchen cabinetry for the size of house- if the French door placement is not dictated to by windows above I would probably move them to be compatible with your anticipated kitchen layout.
Skylights- if it is a pitched roof the kinda have to look ok with other windows. If it’s a flat roof then it’s important to get the inside look right. Personally I would choose long think windows an place them nearer the main house rather than in the middle of the room which messes up where you might put pendant lights over an island or a dining table.

Hi Lisamarie. Do you have the measurements? It may hopefully encourage people to help rather than guesstimating based on the doors and kitchen cabinets. How will the internal corridor work in the garage? Will there just be a door knocked through from the drive? Is extending the flat roof extension an option although you may need to do something with the pitch of the roof? Have you had a quote for moving the boiler and electrics? How much storage do you need left in the garage? Can the stairs be moved?

Hi Silvia, Thank you for your suggestion, it's much appreciated. Unfortunately the cupboards which are currently in bedroom one would be too small to convert and if we did convert them then we would need to find some other space for clothes. I think we will need to build an ensuite next to the current bathroom for soil pipe reasons too. It's a bit of an awkward space so we are thinking of knocking internal walls down upstairs and changing the layout completely. Please let me know if you can think of a better layout! Stephanie

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Do you want to be able to access the utility from the hall and / or the kitchen? Could you consider a wall halfway into the bedroom 3 space and use that as the utility? Would need a good extractor fan - and maybe some clerestory internal windows if you want natural light. Then you could have a door either side of that new wall - from hall-to-kitchen and kitchen-to-utility. And if needed a hall-to-utility door. I’d consider making the door from kitchen to utility - and maybe even the hall to utility - hidden for fun and also to avoid a “loads of doors” look. Could hide them in a run of cabinets for example.

Thank you for your comments, they are very helpful.
The room in the middle is currently a dining room. following the extension at the rear, we hope to open up the hallway into the space and use it a library area leading us through to the extension at the rear. the current utility will become a spice kitchen.

Hello! Nice big house!
There seem to be a lot of space wasted in corridors, through rooms ( not quite a room, not quite a corridor...) You say you have children, would you like them to have a playroom/ video game room? With a large house like yours, I would keep the front lounge spacious and totally separated from the rest of the house, to have at least one grown up room where to retire... I also agree with Jonathan, your kitchen is pretty big... it will take a bit of thinking to make it homely and warm!
