hello - i have a tiny WC and need a short projection toilet - so was interested in how big yours was and where you got it from. thank you

No idea from memory, but there are many choices. I suggest searching on the web. If your project is in the UK, I suggest using a UK supplier so that all will fit UK standard fittings.

Thanks for the plan :-) I really like how you have got rid of the wasted space in that corridor (which I assume was probably really dark too!). I got the impression the lounge would be more of a family/tv room than formal guest area - with young children that may seem like a waste of space! So having it off the open plan kitchen wouldn't be a problem. Having said that it looks like you are taking the fireplace out anyway so you could put a door straight in there from the new hallway. Might be worth doing for flexible living as the children grow/you sell up? I don't know if it would be practical with structural walls etc but given you are planning moving the front door anyway could you have the entrance hall where the new lounge is currently going? Make that space slightly narrower and have the snug off to the right and the wet room off to the left, with a door straight from the hall. I've attached a (felt-tip!) picture!

I don't think you're going to fit in the downstairs loo at this point. It compromises the existing space and would be better left until you extend again in a few years. I noticed that you took down the wall between the lounge and the kitchen, is this a supporting wall?? You did put the little wall returns supporting an RSJ presumably in one of your plans, but took it away on the other. I think it's better to keep the formal lounge seperate, but with door that you can open if you want to. I've done you a before you extend and after you extend plan. I think it's better planning for the future to save on the expense now and not having to re-do. ( Hope that makes sense! )The future !

Thanks for giving it some thought Johnathan. You're right I should've given a bit more information. There's currently a cupboard in the room which would've at some point housed a water tank, this is now used as an airing cupboard for all our linen and towels. However the cupboard is far too deep, you can reach the back of it and everything gets in a mess. So I want this all knocked out and a new linen cupboard to be built. My idea was to put this cupboard where one of the doors are now, that way linen can be accessed from the landing. The bathroom planner went with this idea and has actually reduced the length of the room where the toilet is by a foot. As it would be a simple case of retaining a bit of the wall to be knocked down and then putting in a stud wall to create the back of the cupboard. The soil pipe is located where the toilet is on the plan, the bathroom fitter was relaxed about moving the toilet but said it's best to keep it on an exterior wall if possible, if moving it around you also need to take into account boxing in which eats into the room.

It does indeed look like a great project. Going with what @Louise Ang said, you’ll probably be better off keeping it one storey and reconfiguring. I’ve been playing around with your plans (for fun!) and have posted below a layout option that gives you two bedrooms, a nice sized entrance/hallway, utility room, large shower room and living / dining / kitchen space. I kept as close to the original plans as possible (keeping internal walls if I could) and squared off the rear of the bungalow, only encroaching 20cm or so into the garden beyond the original plans. If you do wish to go for a loft conversion further down the line, you could potentially put a staircase in the hallway. Apart from seeking professional advice (architect / building surveyor) why not also have a look at other similar properties for sale on the same road / area and see what they have done with the layout? It’ll give you an idea of what is structurally feasible and what developments the local council is permitting. Good Luck!
