Victorian side return layout
We are planning on extending into our SW facing side return but can’t decide where to put the kitchen. Most are in the area near the garden but we would really like a seating and dining area linked to the garden so are thinking of putting it in the original dining room. I‘m struggling to find many images or articles where people have done it so I’m worried it isn’t a good idea and it will
make for a darker less appealing kitchen?
We will open up as much as possible and are planning to take out the wall between the kitchen and original dining room (bar a column for boxing in the soil pipe and allowing steel to rest on) plus rejigging the entrances to make just one. We wondered about putting the loo in between the front room and the back of the original dining room to move the kitchen forward a bit? Excuse the terrible attempt to show this on the plan!

Comments (5)Lots of scope for interesting family room and kitchen dining space here - don't stress about the angles ! I do freelance concept planning for kitchens ( and other internal rooms !) I don't sell furniture, so I charge for design work, but the plans, perspectives, item lists are then yours to shop around with ! And I work with you on the design - to keep you in the loop at each stage - I take about five days on each bespoke project - so gives you time to think about stuff - it's not rushed - it's all done by email ! I'm not sat in your lounge all week !!! Might be one way to tackle the best way to work with this addition... Comments (2)A bathroom at the front may not be completely out of the question. We have previously installed a bathroom and en-suite back-to-back with the latter to the front of a Victorian mid-terrace. The soil pipe ran horizontally down in the middle of the house (where wears added a downstairs WC beneath the stairs), and ran beneath the suspended timber floor (with the correct fall) on the ground floor to the drains at the rear of the property. Comments (5)By using glass in the lowered part and putting the kitchen units in the lowest part you should be ok although 2.3 seems very low in my experience even for a conservation area - it is normally 2.5 on boundary walls. The only way round is if your neighbour were also interested in doing a side extension you could put in a joint application to have a higher side wall. In that case. I would suggest moving the WC to under the stairs and borrow some room from the garage for the utility room. The current utility room I would convert to a breakfast nook and replace the two corner walls with sliding glass or bi fold door at a 45 degree angle. That will bring in lots of light to kitchen and nook and give nice views along the path and to the garden. Removing the utility room wall also means you can have a much bigger kitchen island.

(Or if borrowing room from the garage is not an option then put the utility room where the wc originally was.)
