Victorian side return end of terrace strange angle

We are purchasing the house with the ground floor with garden as per the attached.

We would want to do the typical kitchen side return and open out the utility room with sliding doors into the garden.

A bit concerned about the impact of the shape of the potential side return if we go to the outer wall (which we have been advised we should be able to do, planning wise). How would a glass roofed side return work at this angle? How would we lay out the space if we had an entrance into the house as per my sketch (the gap is wide enough for a door despite the drawing!).

I'm worried that this angle will mean exorbitant cost and be very difficult to fit furniture in!

Lots of scope for interesting family room and kitchen dining space here - don't stress about the angles !

I do freelance concept planning for kitchens ( and other internal rooms !) I don't sell furniture, so I charge for design work, but the plans, perspectives, item lists are then yours to shop around with ! And I work with you on the design - to keep you in the loop at each stage - I take about five days on each bespoke project - so gives you time to think about stuff - it's not rushed - it's all done by email ! I'm not sat in your lounge all week !!! Might be one way to tackle the best way to work with this addition... (Click where it says OnePlan to be taken to my pro page )

Or you could visit a kitchen showroom to see how they would design the space - they might not let you keep any design work though, until you commit to buy and they will only design using items from their supply pool. ( but it's free !)

I think the angles will be fine.
Have you considered building a laundry room to the side of the dining room, putting your kitchen in the dining room but opening it up the room at the back so that you have a space that can be living, kitchen dining? After all how many places do you need to eat?

Most things are possible depending on budget though. First things first :- What are you trying to achieve? Do you want access to a loft room, is it to have a dormer window? If not, then you are restricted to accessing from either gable. Thus the only other gable is the Chimney stack side. How wide is the landing upstairs? I'd have to presume that the Chimney stack would have to go. If you were having a dormer or there is one already in the loft it makes life a little easier. There are options but they all depend on what you want to achieve and budget. For instance:- You could consider changing the conservatory in to a proper room, building up to create more floor space on the 1st floor and amending the stairs. You could go right up to roof height and create more room not only on the 1st floor but the 2nd floor too. If you are not intending on having a dormer in the loft, then moving the stairs to the only option on the left hand gable would involve taking down the Chimney stack, and, would be dependant on the width of the landing and whether or not you can fit a staircase in lengthwise along that wall. You can't fit in a dog leg as it would compromise either the access to the bathroom or the bedroom depending on which way the stairs run.

As you are NE facIng I think it’s worth the extra velux as you’ll get a lot more light. Also for some reason one on its own doesn’t look quite right proportion wise. As an alternative you could consider swapping to larger rectangular rather than square veluxes, you might be able to get away with two on the side and one on the end. The cost of installation is usually per velux so may even save money this way. As regards the side return opening to the central room, I would say you need at least a window there at least. If you have an internal window (rather than door) there is still space for furniture under the window. Without a window that room is usually too dark. Having said that, I notice your two receptions are open plan and the front window is SW facing, so perhaps the central room gets enough light that way. But personally I’d still keep a window in that location for extra light and in case you ever want to separate the two receptions. You could even consider a transom window high up on the wall, that will let through lots of light as the light comes from the nearest velux anyway, but leaves plenty of room for furniture underneath. Could look a bit odd with a period look but would work with modern decor.

Thanks both! We’ve had the ‘small extensions aren’t worth it’ comment too - but still exploring whether it might be worth it to us if just grabbing a 1.5 metre by 2.72 metre bit of extra space at the end of the kitchen means we can run our kitchen table either (a) parallel to the new end wall patio doors with the kitchen units fitted galley style down both sides of the remaining kitchen or (b) parallel to the side return wall with kitchen units down the full length of the opposite side… Since our house is split level with steps down to our kitchen it’s not so feasible for us to build into the side return to any great extent since this then means the steel of the new roof over the side return slices through the middle of the window in the back living room… hence the only feasible alternative might be to build into half of the side return leaving a very small 1 metre by 1 metre courtyard adjoining that back living room window (or not building into the side return at all). Could we fit a kitchen table seating 6 people into a 2 metre by 2.72 metre space?

I had this as an idea (I found on file as this was a good while ago ) that might interest you Creativee17 ... Has a hidden bookcase door going into the secret garden from the snug and the kitchen with laundry cabinet and were able to keep the feature fireplace with dining in the area close to garden for morning sunshine and evening views of the garden ... hope it helps !
