Dear all, If you want to add a bathroom, you have to start there and work everything else round it. The reason for this being that you usually have to feed into the existing soil pipe. The soil pipe in this case is on the left hand outside wall. Without knowing if you can put another one on another outside wall ie the rear, which is probably unlikely, you have no option but to place a bathroom as close to the entrance on the left as possible. Obviously you could change the system in the new bathroom to a macerator style toilet, and technology has come a long way with regards those, but they are not for everyone. It may be possible to change the shape of the kitchen, remove the back entrance and push the front wall back, ( maybe not, as i presume it's instrumental in holding up the mezzanine ) If it were possible in theory:- You could - move the kitchen wall back to make more room in the lounge. Add a bathroom with pocket doors ahead of you when you come in and split the lounge down the middle. You could also have a pocket door entrance from the bedroom to the bathroom jack and jill style. That bedroom would also get the balcony.

The tiles will be covering the areas coloured light blue on this plan (the white and dark blue will be covered with panelling). Have narrowed it down to three tiles which will fit without too much faffing/cutting: Lucy - a 15x15 tile, though not sure if I should stick with one colour or do some kind of mix with the blues and white. https://www.wallsandfloors.co.uk/bathroom-tiles/lucy-tiles Rhian - a 10x30 tile. I would have to apply the tiles vertically along the worktop by the sink though, as trimming 1-2cm off several 7.5 width tiles sounds like a recipe for lots of broken bits... Any thoughts on tile selection/orientation please? Had a play in Paint at some possibles.

The peninsula for me although aesthetically I think the island will look better from the living area (although arguably the peninsular will look better from the bar stool area!). The peninsular just seems to work practically in terms of circulation space and head height especially if you’re adding a wine fridge. I don’t see why the peninsular would need to be blue though? Are you having an extractor? Maybe you could have the hob off centre and have a pendant at the end?

I think Sarah L has came up with the best possible solution by utilising some of the dead space and visually it looks a lot better too.
