I’m struggling to find a way to have a kitchen/island (really would like an island to have useable counterspace), generous dining table (seating for at least 6 people) and a sitting area in the same room if we don’t open up the wall between the current front and back living rooms. Would it make more sense to have part of the garage incorporated into the kitchen? There is a slight difference in floor level though between the garage and kitchen (Step down into the garage). Or block up the current kitchen door and have the access to a dining/kitchen through the current back living room space and then somehow fit in a dining table and seating area?

I like the layout overall, and of course everyone wants something different out of a kitchen. However, I'm not sure where you've got the radiator marked will work. Currently I think it's sandwiched between the Free standing pantry cupboards and the boiler / fuse box cupboard. Surely the radiator will restrict the opening of the boiler cupboard? The boiler cupboard doesn't currently come out as far as the rest of the units, and although you haven't go the depth of that cupboard marked, I think judging by your scale that it's about 40cm deep - surely that's not big enough for a boiler? Also, although the gaps either side of the pantry cupboards aren't marked up, I figure that you've only got around 40-50cm between the end of the pantry on the right and the boiler cupboard, so the gap isn't big enough for a radiator. Lastly, I don't think putting the radiator right next to the pantry is a good idea anyway. This is it as you have it drawn to scale:- Unless i've misunderstood something, and that is entirely possible and happens all the time.............I don't think that end is going to work very well and needs a little re-jig. Maybe one of the brilliant Concept planners can have a go. I think you may need to change to some sort of corner cupboard arrangement for the pantry and boiler cupboard combined and re-site the radiator away from the Pantry. I'd also swap the sink and the hob over. The sink to be by the window and the hob nearer the ovens.

The original kitchen was quite cheap (can’t remember exactly, but I designed my extension to be 5.8m long with the kitchen in one long line. This mean that that I have 4 x 600mm units either side of a 1m long range. I went for plain cupboards to keep costs down - no fiddly extras! At the time, I couldn’t afford an “in-frame” design. When it came to the make-over, I priced up new replacement doors with companies like Dream Doors (nightmare - after spending an entire morning in their showroom, they refused to come out when I said my budget was under £5k!!!). I also liked Naked Doors and Shaker Doors online. They were pricey though... in the end I thought I’d bite the bullet and buy the doors from someone on Etsy. I think it was going to be about £2k. I then found a carpenter to get a price for fitting the doors. When I explained what I wanted, he said to forget the doors and he would make entire new fronts. Painted and fitted, it came in under £1.5k, which I thought was a bargain!!! Depending on where you are, I can highly recommend him. (I’m in the East Midlands). When I spoke to him, he said he did entire kitchens from start to finish for a very reasonable price. I’m sure with a bit of googling, you could find someone local... where are you based?

Hi - bit late to the party - sorry ! But just popping on to say you don’t seem to have any decor end panels anywhere?! You’ll need those on this range as the fascia is longer than the cabinets, so looks odd without them . Most regulars on Houzz forum will know what I’m about to say next - please be careful with seating behind a hob - hot slashes can cause burns.
