The first step is to contact your local planning department. They should be able to advise you as to whether it is possible and what your local requirements are.

I thought I'd update everyone as to what we settled on as most of you won't have seen the finished post. Went went for Little Greene French Pale Grey on the walls and then a Grey Quartz worktop which had worked quite well. To stop it from being clinical, we opted for some textured wallpaper in the dining area which is Bala Storm (I think) from John Lewis. We then added some natural tones using a wooden table, and then Vitra chairs. Along with wooden fruit bowl etc. The main window will have wooden venetian blinds, and the bay windows will probably be done in a darker grey material as the perfect fit style blinds you find in conservatories

Polished Concrete Floor (for domestic/residential apartment)

Do yourself a humongous favour and don't go for polished concrete. It is about as practical as putting down white marble. It will show every stain and scratch and doesn't age gracefully. It needs to be sealed after it is laid (and fully dried out...) - ideally with something like clear two-part resin; and that is a very expensive finish in itself. With the underfloor heating it will probably crack, and to get it right requires a lot of depth (and weight) which you probably don't have in a flat. We have tried this many times and have learned the problems the hard way. The solution that I have arrived at is to go for large format fully vitrified porcelain tiles in a "concrete" finish. These days they come in massive sizes - 60 x 120cm and even 75 x 150cm, which give you the "slab" look and feel, and the finish is bomb proof. Typical ranges would be "Concreto" by Strata Tiles, "Composition" by Solus Tiles or by Microcement by Apavisa (Distributed by Strata). In fact Apavisa seem to make a large range of these tiles: http://www.apavisa.com/en/colecciones/?concepto=Cementos&espesor=&filtro=1 One caveat - in the large format these tiles are up to £45/sqm, but I would pay double that never to have to deal with another polished concrete floor again!

Yes minipie, that's precisely the concern, the walls are still drying out to this date in some areas. It is the intention to tank the bathroom, but this is a small area in a not so risky spot having only one short exterior wall. It will have both a radiator and towel radiator and extra vents whether it gets a warm floor to boot or not .... but this isnt my concern, the other nearly 65 square meters of matching floor covering, and the sheer cost of it is! I dont mind rustic, but the use of cork or lino concerns me in terms of being hard wearing enough, and clay tile sounds pricey but I shall have a look at that. I looked at Hessian, sisal... but Ive never lived with those types of floor. I've seen some say theyre hard to get stains out and I'm concerned that it would latch onto husky hair. This looks alright: http://www.corkfloor.co.uk/floor/GNVICELAND.aspx , nearly £4k (+++) without fitting or the accessories though. But it's "VinylCork" ... that's still coated and looks the same problem as LVT?! http://www.corkfloor.co.uk/floor/GNCCLSWHITE.aspx at a start of just under 2.5K (+++), which would do the job. ... but this also poses the question regarding it's "weartop" coating which is the thing that makes it any use at all for the durability I am looking for... I'm lost... I honestly cant live another 3 years with bare cold floors that look an absolute mess :( At this point, I'll whack £2.99 carpet in and sell the place

Wow, thanks for amazing and really helpful suggestions! Hugely appreciate it. i like the idea of concrete effect floor tiles as rightly they are likely to nicely balance the gloss :). Im a fan of clean “clinical” kitchen looks but would like to have a right balance of grey/white/little wood. will warm/orange brick look ok with dominance of grey and white? my fav brick walls are below (only to demonstrate brick style and colour) but I’m actually open to warm orange as I would also use it in the living room (next to dining room as feature wall and consistent living-dining look. i like Scandinavian style tables/chairs as below and hope they will also bring a bit of warmth e.g. Malmo
