Dear "Little John Products" thank you very much. I do not know what exactly i am looking for, this is why I am looking for inspiration and ideas in Houzz. If you have any links to sites where I can look at images and compare prices, this would be very much appreciated. Ideally, I am looking for silver colour metal and crystal/glass chandeliers. Oppulent and stunning. Thank you very much.

My understanding is that licence to assign means the vendor needs the landlord to consent to you as a buyer. But generally, consent cannot be *unreasonably* withheld. Usually the landlord charges a small fee and maybe wants to see proof you can pay the service charges - nothing like this. I would resist and say that if consent is withheld on these grounds that will be unreasonable on the freeholder’s part. I imagine the vendor will be on your side as these conditions will prevent him or her selling the flat. As Daza says this work will add a lot of height and that will mess up all sorts of things in the flat. Also agree that plasterboard on the floor is insane, what happens if you get a leak. I would offer to put down carpet with acoustic underlay in the bedrooms and living area. If they want further soundproofing they can add it to their own ceiling. (We’ve had a fairly good result by adding two layers of acoustic plasterboard to our ceiling, plus decent carpet and underlay in the room above, stops a lot of the noise although not all).

Tried to recreate your kitchen layout and gave it some tweaks. Though personally I'd do it differently, without sofa, but dining table in the extension with very comfy chairs and/or dining bench. Storage in a toilet is very strange, so I'd suggest making a door in the lounge. Kept the toilet very compact and moved the kitchen door, to create a bit of coat/shoe space. And reconsider the rooflight placement, as one or two near the old exterior wall will suffice and won't intefere with lighting.

I'm not sure what is important to you but would you consider having a big kitchen diner? If so, I would knock through from the kitchen into the reception room to give you more kitchen space and a lovely social area, and then for your living room space, I would use the upstairs reception room. Somewhere you can retreat to! If you're worried that your bedrooms will be too close to the main room and if you don't feel that you would have many people over to enjoy your outside terrace then you could make the upstairs reception room your master bedroom, and the top left bedroom your living room as it is on the same level as the kitchen/diner. Then ultimately the bottom left bedroom could be made into a stunning guest bedroom and make use of the fireplace alcove by using it as a boarder for a large piece of artwork opposite the bed (If that's what you'd like) If you'd like any more planning or design advice, don't hesitate to let me know! Im not sure where you're based but I am an interior designer in and around reading, and I also provide online designs if you aren't local :)
