Design Dilemma Home Repair Renovating

General floor plan help - please!!

Hi all,

I am looking at purchasing a new home but I really am struggling for floor plan ideas / if the wants are feasible.

the aim would be to have an open plan kitchen diner, a separate living room is essential & a utility room / small cupboard which would house washing machine & tumble dryer.

my Current thoughts are:

use the current living area as an open plan kitchen diner (would love an island but sure it won’t fit!). Extend behind the garage to produce a utility area. Move the current dining / kitchen wall more into the existing kitchen to create a living room from the current dining room. Use the then reduced kitchen as a small study & use the under stairs cupboard as storage without interfering with any key rooms.

my Worry is the new lounge would be very narrow.

I would love any feedback & or mock designs to determine if this house is one we can move to!

My first observation is that in order to get to the existing kitchen from the hall you have to first walk through the lounge and then into dining room before reaching the kitchen. My second is the longest room in the house, the lounge, is only lit from one end by patio doors that take up the whole wall. If you turn this into a kitchen diner then one or the other will be without a window.

It’s a tricky one but here goes for starters then hopefully someone else will pitch in and improve on it.

Could you convert the existing kitchen into the essential separate living room and the existing dining room into the kitchen? For it to work you would need to change the patio doors for a window above the kitchen units and block off the door that currently connects the dining and kitchen. Then open up the dividing wall to connect the relocated kitchen to what is currently the lounge. The kitchen would be U shaped facing towards what is currently the lounge where you can place the dining table in front of the patio doors with the living area set back. You might have room for a kitchen island or peninsula. The problem I see with this arrangement is the living area has no window. However, by the looks of your photo, there should be enough light streaming in from the patio doors and additional borrowed light from the kitchen. Finally fit a door to directly connect the separate living room with the new living area. A shorter walk to the front door!

Finally it would involve a great deal of expense to build an extension just to create a utility room so it might be more advantageous if you built a utility and a study. Could you pinch a bit of the rear of the garage to incorporate the utility?

Hi. Sorry but I assumed the supporting walls would be marked in some way! I'll get the upper plans on here but issues are - poor kitchen layout because door pavement gives an offset track out to the garden and splits the kitchen leaving a dead space. Theirs a distinct lack of storage there too and a restricted working space in the u- shaped area as only one person can be there working. There is an archway between living room and dining room at present which gives a long narrow sitting room and furniture placement is difficult to avoid blocking a way through. Also the door from the dining room opens across the archway, about half the door width. The corridor out to the hall is narrow and dark and seems to be wasted space. It's barely the width of the door and has no door casing on one side. If I'm investing in a new kitchen I'd like to se if I can make the space flow better.

Hey Bas, Congratulations on your new home. I think it is really important to consider what do you actually need/want and go from there. I will ask you a few questions that might help to get you thinking. Do you need/want a large kitchen with island and plenty of space to cook? Or do you just need a very basic spec kitchen? Do you have people over and socialise a lot - do you need a dining table or are you not that bothered? What do you do to relax do you watch tv/read/listen to music/play music - then you will know you need a good sofa space if you watch tv or if you need a nice corner nook with plenty of space for books? Are you a muddy boots family or do you just need somewhere really simple to wash/dry your clothes? Do you work from home? with lots of storage space for papers or is it computer work and a simple desk would work just fine? Once you've gotten to the bottom of the space you need you can consider your budget, how much do you have to renovate can you afford to start knocking down all the internal walls and potentially extending or do you need to be smart with the space that you have. Lots of people use their utility to store extra things that don’t fit into the kitchen. Alternatively they have big dogs that they want to keep in the utility or use it as an entrance to the house and therefore a storage space for coats and shoes. I think if you are going to pinch some room off the garage I would make the utility room accessible through the hall (where you have planned coat storage) and make the kitchen bigger instead. I suspect this means you will have to plan around a pillar but I don’t see that being a problem.

Totally not to scale so might be useless but I was wondering if extending at the front would work? There’d be less messing around with moving plumbing.

Hadn’t thought about flipping the kitchen that way! Lovely idea and me and my partner both like it! I think the front extension would be enough for a small utility. Really good idea - thank you so much!
