I know! We’re exploring options and are unsure on the best most cost effective solution. We’ve considered squeezing a shower into the downstairs WC, could be done but tight. We have ruled out an extension as the house already requires extensive updating and due to its age we know we will need budget set aside to account for the unknowns! As for extending WC into dining room we hadn’t thought of that, but we have a plan to move an external door to that area so that wouldn’t really be an option either. So difficult!

Hi One Plan...I know, and I agree that it seems strange but here’s the thought process. I’m 52, recently single and so it might well be my long term home and what’s important right now and what I can afford. I could extend the mortgage to do a full side return but that would make my monthly payments strangling as I also need to think about how long I’m going to keep working. What’s important is having entertainment space - which I can’t create currently so this was my next. Thought ( or move to something already suited to me but with stamp duty etc that works out just as expensive unless I move much further out and I’ve pretty much ruled that out. It’s a amazing flat loads of storage ( basement) and huge garden and prime location so I’m trying to make it perfect for me ( not necessarily resale atm).

I have lived in my little 2 up 2 down cottage for over 3 years now and I am wishing to reconfigure the layout of the house to try and maximise the space. I had a loft conversion when I first moved in as the house was only 1 bed and tiny second bedroom with bathroom upstairs. I only have a loft ladder at present which uses the second small bedroom and I would really like to get a proper staircase fitted but cannot figure out the best lay out.

Hi, we wanted to reconfigure the existing extension in the house but are stuck because we don't know what to do with the bathroom/laundry space adjoining it. It's an awkward space overall. The utility leads to the bathroom at the moment. 1. We do want a guest bathroom downstairs, happy to reduce the size of the guest bathroom if we can increase the kitchen area somehow. 2. We plan to build a bathroom upstairs, is this a good idea? Here is the layout:
