Would need photos to properly comment. But initial thoughts- make the original kitchen area smaller and keep this closed off as the utility area. The rest could be opened up with a 'broken' layout. Depending on new size of spaces previous utility could be dining area with garden views &old large dining the new kitchen area

Yes this was my thoughts other than I thought it sad for the utility to have the windows, no photos as I haven’t seen it yet

we are in a 30's bungalow and we removed 2 supporting walls to knock kitchen/dining room/hall cupboard together.

About £25k for building work, 3 steels, opening created for sliding doors, new doorway into kitchen all electrics and plumbing, plastering. New room size 5.4m X 6m

The understairs cupboard looks big enough for a utility or were you thinking of making that a cloakroom?

The cupboard is currently a loo and cloakroom so think it may be next kept, don’t think it would be a big enough utility anyway

Or do the reverse to Nancyorford’s suggestion. Reduce the size of the existing utility by removing the existing dividing wall, square it off to be in line with the external wall of the existing dining room.

Open up the existing opening in the wall that separates the current dining and kitchen. You should then have ample room to expand the size of the existing kitchen into a U shaped kitchen. If more cupboards and work surface is required then introduce a kitchen island dividing the two rooms.

Leave the dining room where it is and maybe introduce a seating zone. That way the existing living room can be a separate quiet area, study or TV room.

I did consider this but felt it a shame that the utility gets the window and garden view rather that the kitchen or dining room.

Also I know I would like a freestanding island with hob rather Than something attached

It is my understanding that Nancyorfords suggestion is to have the utility at the opposite end, internally located near the cloakroom and stairs. My suggestion is to keep it where it is. Both appear to block views of the garden from the kitchen and now the dining.

I honestly wouldn't worry about the specific layout at this stage as you haven't seen the house in person yet. It's very common to open up the back of 1930s houses so there will be a way to make it work. The layout looks very similar to the house of a friend of mine - they now have a beautiful open plan kitchen/dining/living room with separate utility. Don't panic about supporting walls - they are easier to deal with than you might think. Go and have a look, see if you like the feel of the house, the street, etc. If you do, take a look at the houses round about (you may be able to see some from the rear upstairs windows) - it's likely that you'll see many of them have been extended in different ways. If your offer is accepted and the sale goes through, get to know the neighbours and look at how they've reconfigured. That will give you ideas for what does and doesn't work.

The garden is at the end of the house so if the utility stays where it is that would look out to the garden vs if that was a dining room that would have windows to the garden.

Good advice @hedgehog99. You could also have a google on Zoopla/Rightmove for similar properties sold on your street and have a look at sold listings photos.

Yes also a great Tip , it’s one of those roads with quite varying homes. next door was sold in 2015 but it’s actually owned by a friend of a friend and I know they have kept the old floor plan.
