Help with ground floor flat layout

I am renovating the 2-bed garden flat I just moved into and would love some ideas for making the layout less odd.

The issues are: the hallway is very long, narrow and dark, the master bedroom is large and odd-shaped and I’d like to squeeze in a utility room somewhere, if possible (there is enough space in terms of square footage).

I thought of adding the utility room at the end of the master and knocking through a patio door at the side, but the best view of the garden is at the back, which I would like to keep, if at all possible.

Any ideas or suggestions would be hugely appreciated.

Hiya,

The corridor is inevitable so you need to finds ways to lighten it. In older flats this is mitigated by overlights (most likely you have some).

The principle in your case is to try and open up wherever you can. See plan below - the utility door can be made of a large glass panel (crittal etc) so you can see through. Some cool interior design will make sure the utility is not boring but actually something nice to see.

Large door to your master bedroom - keep this open during the day - typical trick in longer flats.

This is just a simple option though - surely more cool stuff can be added in the design process.

Like Kay said, unless you want a big rejig of spaces and create an open plan room that removes the corridor (swapping the kitchen and bedroom 2 over and opening the wall up) it's about lighting the hallway well.

The bathroom looks pretty big and obviously has water connections, have a look at Italian bathrooms, they often have their washing machines in here which does make a huge amount of sense as we get undressed in there!

Hi there Will, This is a great project. I love the transformation of flats into open plan living/connecting to the garden. Your floor plan is huge and the final product would be fantastic. I have worked on over 600 residential developments and these are still my favourite. The extension costs will be in the region of £45-60k + VAT and generally clients would spend in the region of £100k + VAT on the redesigned space once they have purchased a kitchen and glazing products etc. At this stage it is almost impossible to determine a more accurate figure without a design being produced/specification finalised and further investigation works being carried out, hence the range. A few questions/pointers. Do you own the share of freehold or are you a leaseholder? When designing this, consider a small courtyard outside of the bedrooms to enable you to retain daylight filtration/ventilation. Have you analysed the market to see what the value of a 3 bedroom flat would be? Might be worth considering this as part of the design to maximise value, if you are interested in this. Note that the extension may need to be bigger, however if you end up spending an extra say £15-20k increasing the SQFT/gaining a bedroom, then this could be a sound investment. Thanks Jonathan, Really appreciate that and gives us some food for thought. Unfortunately I don't think it would give us the size bathroom we would like (hoping to keep it to as similar size to what it is now. We'd also prefer a window for ventilation due to condensation in the property. I think it's probably more difficult that I thought to ask someone to do this without seeing the property due to it's 'quirks.' The cupboard housing the meters is bigger than the plan properly shows for example (approx 60x60cm), and there are 2 steps going down into the kitchen. If it makes any difference to anyones thoughts the wall between the bedroom and reception room is plasterboard and so could be changed easily. Would really appreciate any further thoughts though...

You need to figure out what's important to you. Do you want two bedrooms or do you only need one, or would you want one and a study? Is the garage important to you? Is resale value particularly important or not? Also, which room do you spend most time in, because that should probably be the room with the nicest outlook if possible. Which way is the nicest outlook, and which way points in which compass direction (East is a bad direction for a bedroom). Are any of the rooms overlooked, you don't really want your bedroom overlooked. Would a conservatory or sunroom on the garden side be the BEST THING EVER or just never used? If you know what you want we can help you get it but you have to decide what you want first, really.

Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). I would flip the plan over and bring the bedroom to the front and turn the back into an open plan living space. An unreasonably large percenatge of your floor space is just "corridor" so elimating the corridor is key to bringing in more light and making the flat much bigger.

Because the garden on the side is so small consider creating a lean to for the utility room. It would be a better use of space.

Adding more glazing to the longest wall in the flat would bring in tons of light and finally bifold doors out to the garden would bring the outdoors in.

Agree with @arc3d, I’d switch around the layout. Bedrooms at front, lounge/kitchen-dining space at back leading out to garden. Utility cupboard venting into bathroom.
