Double extension layout help!

So we are thinking about doing a double story extension. i was wondering if you would be able to help me with the layout of the open plan kitchen lounge area and diner. also planning to do a garahe conversion.

Any help would be greatly appreciated! i have included a utility room where the kitchen is at the moment, and the garage will also be a separate lounge. wouldove to know your thoughts

I guess you are planning to reconfigure some of the doors? For example: add a door between hall and new lounge; block door between new lounge and utility; covert utility window to exterior door; and convert lounge exterior door to window?

Thanks for these. Im not sure if we can do the extra corner bit for number five, but I do like the layout, it will depend on cost, also don't need two tv areas, as we have a front lounge in the house anyway. the office was supposed to be a mixed use room, as a playroom with kids storage and also an occasional bedroom, so sofa bed In there. I know many people have hobs and sinks on islands, but I just think i'll end up dumping things on there.. I have four in the family, two adults, two kids, but we have a lot of people round for entertaining and parties, so space is what I'm after, but was also looking for somewhere the kids can go out of the way from adults if need be. As for kitchen, the reason for having large larder is to put not only food/drink spare fridge in there, but also things we don't use all that often in the kitchen, equipment etc.. I like everything clean and hidden away. The office on number 5 would be separate anyway as this concept includes sliding doors, which fold into the wall, so only entrance would be from outside, not sure if I can afford these yet though. Please keep suggestions coming, or alternatives, all welcome as I can't visualise.. thanks

Seems to me that you need to decide what you want to look at most and point the furniture towards that. You might find that with a long empty wall you might add a fireplace. You might prefer the view into the garden or you might prefer to have furniture facing each other to be sociable. Personally I would buy a long low unit for the wall where the doors used to be and have a nice TV. I would put a sofa opposite and the chairs or smaller sofa at each end

I like the design with the study best- this design seems to have the best flow through the kitchen. I also like that the main bedroom has a proper window that faces the front rather than a velux or side window. In my opinion I’m not convinced the vaulted ceiling with be worth the extra cost. I think you might better a better resale value if you add a bathroom/shower for the two upstairs bedrooms- there does seem to be space. You should also satisfy yourself that there is enough room around the dining table to navigate your way out of the doors (because it will probably be your most used route into the garden).

Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. The cost could make the option of moving more viable? Did the previous owners also extend upstairs?

There are so many options though, it can be a bit overwhelming, plus it really depends on what feel you're going for, your familys needs etc.

I like where you were going with your rubbed out island instead of the peninsula. I feel peninsulas cut up a room when you've just spent all that money opening it up!

I would put all my tall units against the new utility room so that the rest of the kitchen can be really light and open with lots of worktop. We could even look at secret pantries/walk through larder connecting to the utility!

I would avoid having a TV in here if possible, make this the social room. Then you could put the sofa against the wall, looking into the garden.
