Terracotta Tile Replacement

Dear Experts,
With reference to the attached images I have an issue with the terracotta Tile being completely stained with water marks due to water seepage from the ground. I prefer to replace this with vitrified tiles or any other best options.
Please advise if you could provide some alternatives or best way forward.

They can be cleaned. Just check on YouTube.

I would replace them even if they weren’t dirty. I always feel they look a bit grubby. I would replace them with porcelain tiles which are tough and easy to clean. I have them in my kitchen and all I do is hoover and a quick mop. They come in all sorts of finishes from plain to patterned Moroccan style. Here’s some examples

Hi Anita, thank you for your lovely comments. We do not use green oak on our orangeries based on the fact that the timber will move too much when it is exposed to changes in temperatures (heating internally) in this state and could cause breakages in the glass or encourage leaks. Instead, we season our own oak (allow the timber to dry out naturally) and select the most suitable timbers for each position, obviously it is a natural product so it will still move but it will have a lot less movement due to the fact the majority of the moisture in the centre of the beam should have already dried out. How easy is it to replace a tiled floor on underfloor heating?

I don't know about what the best flooring would be as I don't have a dog. But, how easy it is to change it will depend on how it was laid. If the flooring was laid after the kitchen was installed then it should be fairly easy. If the kitchen was installed on top of the tiles, then I would say it's going to be near impossible, without removing the kitchen first - my parents are in this position.

We had these all over our first house ceiling. Scraped them off one by one. They’re a fire risk, produce nasty fumes so we wanted them gone rather than hidden. If you go this route, be sure to wear gloves if you want any knuckles left - Good luck !

It is possible - have a look on YouTube to see how it's done. You'll have to compensate with the tile laying out. Don't do what my late mother did and cut smaller and smaller pieces to fit.

The watermarks are so tough and it will be a time consuming task. Money and efforts and the maintenance in the long run.

Has the water seepage issue been remedied? I’m assuming you’d need to rip out the floor to fix the issue?

You can clean, strip, reseal and regrout the tiles but yes it would be hard graft. If you do remove them I’d go for porcelain as Sonia suggested.
