Thanks for clarifying - I suspected the velux windows would be in that back area, but always worth checking! Your 3D View also gives some useful info. To ask another question - are you restricted as to where residual sections of wall may still remain after you have opened out the space? Again I would be speculating on what was load bearing and where there may still be obvious structure left (e.g. hiding RSJs). Your 3D plan shows quite a large section of residual wall by the kitchen. There are so many options, it is difficult to know where to start. One option which may be worth considering is moving your kitchen to where the dining room currently is (if services allow) and bringing a breakfast bar across further back into what is currently the lounge. This might make nice use of the bay windows at a sink, and the hob could be positioned in the breakfast bar so you could chat with dining guests while cooking. It would also open up a larger footprint for the lounge (where the kitchen currently is). The fireplaces sound like another challenge - it would be interesting to know just how close they are and what profile the wall is around chimney breasts etc. Where possibly, I would try to avoid removing chimney breasts (often a can of worms), but work with the existing wall profile - you can use shelves & fitted furniture to create straight clean lines, and a second fireplace "gap" could be used as a log store to avoid assymetry. Wrt doors - I think 3 next to each other is overkill in an open plan area like this, but might still keep 2 depending on where any remaining sections of wall are and how you lay out the area. With so many possibilities, I'd mock up a few on CAD and chat them through with family/friends or a friendly local designer to narrow it down. I'd also think carefully about what furniture you have or will get - sizes and shapes may point you towards a particular layout. Good luck and have fun designing!

Hi. I mean the wall with the utility door. I see where you are going with the symmetry for the wall with the aga, but I would make that tall end unit a pantry or place for serving plates, etc. and have the integrated fridge where you currently have the wood upper cabinet. I've been looking at your Ideabook and reading the aga discussion (I'm way behind minnie!) and I see what you are trying to achieve. But none of them have the same layout. When the feature aga corbel wall exists, it doesn't have an induction hob right next to it or it doesn't have a solid wall at the end (one of them is amazing with their deep cupboards either side but there is nowhere to put anything!). Do you have roof lights over the kitchen? Unless you have a giant lantern skylight and lots of under-cabinet lighting planned, please don't have black countertops. Apart from the fact that none of the kitchens in your Ideabook have dark counters, I come from a place of experience. I used to have a massive, terribly planned, kitchen with lovely black granite counters. Not only could only one person work in it even though it was the size of a dance floor, but the lights had to be on all the time and it was really depressing. And as there will be a dining table nearby to take in your beautiful garden, the island perches will be there to keep the cook(s) company, so facing in on the kitchen is perfect.

Yeah I read that thread. They were ' do what's right for you' I'm more..do what's right for you and your bank a/c If its worth more equity..you can pull it out and use it to buy another place...cheaper..and have your first rental, you landlord you ! you have this amazing opportunity to not just sort your kitchen out but to sort your flat out so that it will be in the best phase of it's life ever!! if it means spending 3000 pounds more to move the kitchen but it gives you a third bedroom which is then worth 12000 pounds it's kind of a no brainer you don't have to have 3 bedrooms the same size you can have two wonderful large rooms and then a third that can be a study/ baby's room /guest room you could have this wonderful large open plan living area that you use all of plus you have your large bedroom you design it all at once and spend the money all at once to get exactly what will work best for this flat and what will work best for you long term I read on the other thread you want to stay there for a while which is great you just have to make sure you get it right now so that eventually if you want to sell or you want to pull out equity to go travelling or to start a family or to get a bigger car because you're pregnant with triplets you can do that because of your little Cash Cow that you're living in at the moment Www.floorplanner.com is free and it also let's you see 3D Have a play. It shows you the exact size of rooms etc. Has furniture too. Even animals I use that to play ' future beach house ' dreams !! If it was me...I would always try and make my place worth more. If that's two bed, two baths..do that instead ( make kitchen ensuite ) If its 3 beds, 1 bath..do that. If its loft looking ( as in open plan) ld do that. But I like making equity in my home

I have twin boys who are a bit of a liability when I'm in the kitchen so for safety I prefer tonhave them seated outside the main cooking area
