Extension - existing floor plan is split level! Please help!

Good morning,

We are planning on adding a 4x~7.5m extension to the rear of our property. (The green area in picture but not to scale. Kitchen is 2.5m wide for reference.) We intend to reinstate the doors between the lounge and playroom (former dining room) and have the rest open plan.

My trouble is the very narrow utility corridor and downstairs WC which are 2 steps down from the kitchen (red area pictured). Ideally I would move the WC door to the opposite wall so that it opens into the hallway, not the utility corridor.

We are happy to reconfigure the rooms to make the best use of space and need to incorporate:

Utility

Downstairs WC

Kitchen with lots of storage

Dining area (for a long table)

Play area (which would in time become a snug/ 2nd TV and sofa area as the small people grow.)

Also happy to use the back third of the garage and to raise the level of the floor in the red area as in all honesty I cannot figure out how to make the best use of the space without doing that.

I would really appreciate your ideas so that we can get going with the process!
