Yours is similar layout as ours was when we bought it. We knocked thru from kitchen to breakfast as a first stage. Had the same issue with the big breakfast room windows being too low to put cabinets under. Ended up with (wide) galley kitchen at the kitchen end and the dining table in the breakfast room end. I think ours might be a little longer than yours though. We are now planning an extension which will result in a totally different layout but the current layout has been fine for over 4 years now. Neighbours knocked through into dining room too and then did side return extension. Added toilet, utility room and pantry in the darkest areas of the space. Works nicely but taking down that big chimney (all the way up through the house) and doing a side return extension is a lot of work.

Hi there, it would be good to see the layout of the next floor - as the comment above says, you bathroom is probably above the kitchen so all pipes and waste is running through that wall. If you were able to, i would knock down the wall between the kitchen and dining room, and leave the location of the kitchen where it is, but make it bigger and possibly incorporate an island as well. Some ideas: 1. Kitchen layout quite similar to what's already there. Island about 306cm long, as 320 is the max length in most quartz brands. Coffee corner next to stairs, sink optional (because plumbing..). Also made some changes in the utility, created a separate shower room and shared wc. Tall larder units, extra freezer, imagine it's all there. And of course some tall units and a bench for coats and boots at the rear entrance, opposite a laundry. 2. Peninsula kitchen sideways, which allows a very large dining table (took this one as an example). Had to move the door location towards utility+study. 3. Something different. Moved the kitchen to the side to create a large dining room. Added an opening in the dividing wall to add a bar with seats. Added some length to the 'tv wall'. Hope these may inspire. I'm going against the popular choice here. Having had a dry island with no seating and a good amount of storage that is definitely my preference. I would go one step further and have a moveable one next time. The sink is usually a messy area so I wouldn't have it on the island. I have a hob on the island at my current property (induction with a downdraft extractor) and I don't like the way they are not flush, hob is slightly proud and cleaning is harder with the hob in the island. I'm not a fan of seating at the island either but I can see that its very practical in a lot of situations, like watching children whilst cooking or prepping. It would be good to see the dining table and chairs on the floorplan. I find a whole wall of full height storage quite oppressive. Do you have any open shelves or a break anywhere? Are you planning an extractor over the hob? Waterfall edges look much slicker on an island.
