Floating side return extension

Our 1970's 3 floor home has the kitchen/lounge on 1st floor. We are contemplating a floating side return extension just on first floor to give extra space plus light to lounge and kitchen. No private issues as next door is a park.

Is this just a stupid/crazy/expensive idea?? BTW we like the first floor kitchen as it gives nice view of the park, so we wouldn't want to move it downstairs.

I think you should phone your local planning office for advice. Personally I don’t think they will allow you to build up to your boundary.

It really depends on your budget!!

It's quite a small additional space that you'll be able to create if you're planning to extend to the side. You'll need some structural support below it, because a cantilever to make it look like its floating will be very difficult technically to achieve and difficult stuff tends to cost a lot more in construction. Plus it will mean a big new structural opening between the extension and the existing first floor. It's also a bit tricky on the insulation side, though not impossible.

Ultimately it's up to you if its worth doing, but you'll probably spend more per square meter than you would if it was a single storey extension.

I doubt it would be too difficult to get planning permission for it, but it wouldn't be something that would be allowed under permitted development. So you'd need to factor in the additional time it takes for planning - typically add an extra 3-4 months plus a bit if it seems like it could be tricky!

So yes it could be done, but only you can decide if it will be ultimately worthwhile doing.

Wow - these are some excellent ideas! Going to explore them in more detail for sure. My sketch is really not very accurate - the width of the room from the chimney stack to the 'pantry' side is 320cm. So I guess there is room for the large island, but now I'm rethinking the whole thing! We have put in the permitted development request to the council, so the space won't change. These suggestions will really help us finalise the layout. 1 other question. The ceiling height in the current dining space is 280cm, it then drops with a step to where the current kitchen is to 260cm. We're thinking of removing the step and making the who new extension space a floating floor to allow the existing house to breath. This will make the extension space ceiling height 245cm. Do you think this is too low or will look strange? Or should we keep the step down for the benefit of a higher ceiling in the extension section - but sacrifice the floor being able to 'breath'.

A family member has bought a house with a similar original layout that had been extended upstairs with a car port underneath with access to the garage. It works but the house is quite unbalanced and downstairs feels cramped so they are now looking to extend to rear to extend kitchen which will give them similar to what you are planning. Not what I would have done but they wanted to live in a particular village. I think extending is so expensive and risky at the moment that I would seriously consider if moving is an easier and cheaper way to achieve what you need.

If your plan is to scale which it looks like it is I think you would be creating an awkward pinch point around the table cooking area - if you have people over and they are sitting at the table and you are trying to finish off and serve dinner they will be in your way. I think you are giving up valuable space to the desk and chair and a galley would work better. I did think if you have units along the wall to where you have put your desk you could have stool tucked under the counter that you could perch on when needed to also keep an eye on the playroom. OR you could have a tiny peninsular return at one end of the cabinet run and have a couple of stools tucked under facing into the kitchen

@katlucy - So imporessive. Can't believe you just knocked that out. I think that is awesome! It is very similar to what I drafted up this morning. The main difference was that I kept the kitchen to the right of the property (on the side of the extension) so that the cooker's extractor fan had an exit, in theory. This design doesn't seem very orthodox though. Probably a million gotchas init! I thought there would be a wealth of ground-floor side return extension examples in mid-terraced properties, but I can't find any, and now I'm starting to understand why that might be.
