I was just thinking about putting a hallway in to make the living room a more cosy area. At the moment the tv is at an angle in front of the window which isn’t ideal, but I just have no idea where else to put it. Having a wall going across would provide a surface to have the tv against and have the sofa directly facing it which would be much better. I never thought about the toilet being under the stairs! That area is huge so I think there would be space, and lots of houses have the toilet under the stairs. Lots more ideas to think about! 🙂

Hello Sam, Yes, I think you would be right to open these two rooms up. This wouldn't be a problem walking into the space. To visualise it it may be worth booking a concept planner or designer to do some layouts with 3D visalises. I find these are really beneficial to our clients in the early stages like this. There would be a few options the back door, but one would be to move it to the main wall in the kitchen/diner space (or as french doors) and close off the one to the utility room allowing you then to make the most of this space as a closed utility, walk-in pantry or what ever you need. It's hard to tell accurate dimensions from this but I am confident there's plenty you can do - depending on key things like budget etc. Best of luck and hope it helps. Gina

Thank you all for replying I really appreciate all of your help as it is starting to take over my life thinking of solutions!! Love some of the ideas. We have about 10k to spend on sorting it. We have to access from the back as its too far to get in from the front door. We did consider turning utility into an entrance with storage and moving utility room upstairs into a bathroom which isnt used. It’s a 3 storey house top floor has a shower room, middle floor has 2 bedrooms both with ensuites and 5th bedroom which is an office and main bathroom which had never been used. Only concern with putting utility upstairs is whether it would put people off if we came to resell? I have been using ikea kitchen planner but I am getting lost in whats the best solution. One is taking removing part of kitchen/hallway wall but means W/C is in the kitchen which unsure off too. Another is making island smaller, removing seating and adding peninsular, other is making kitchen smaller and putting utility at the front of the house but will lose the lovely big window in the kitchen. Hey. Need ideas on how to configure this layout. We want to keep the study as is but can move the door to the hallway. We also want to open the part of the wall between kitchen/diner to living area. We are wanting a good size kitchen and to have an island or peninsula too. Open to any ideas you may have but nothing too costly please :)
