Thank you! I’m a bit disappointed to include a utility and a/c as I wanted to have a bit open plan space but hoping this is the right layout for our family

I think having a downstairs loo is really important for re-sale in a family house - and also for you and guests to not have to go upstairs! Another option would be to position it between the kitchen and the front living room - so no windows, and no external access for utility, but it would allow the kitchen to be the full width of the extension. That would also allow views straight through the house to the back garden, which is always nice.

Hello and thanks for your idea. I’m not sure how the plumbing would work though and if it would be more difficult to move toilet, washing machine to that end of the kitchen.

It would definitely be more work to move the plumbing over, but you'd be moving it over there anyway for the kitchen - or already have it in existing kitchen perhaps? Soil pipe from toilet is a separate thing and definitely more work, but it can be done. Depends if this works better as as floorplan for you and if it's worth the increase in cost to do - and if you have the budget for it.

Definitely I prefer the layout you suggested but by following our drawing plans we won’t need to move the boiler as well so I think it will be less work for sure

Another idea would be to turn the WC around so that it doesn't take up so much space from the kitchen. Would lose the external door and get a smaller utility too, but it would open up the kitchen more - more units in kitchen and view to garden from front door...

I’d put the WC under the stairs, accessible from the hallway; the utility accessible from the kitchen.

Not sure if this has been resolved yet. I'm an Architect so thought I could try to help. I believe you can shift the partition wall slightly and open a door from the corridor. You would only need to shift the sink to the other side which should be a low cost plumbing change. In this way you would incur the lowest renovation costs, have good accessibility and retain the utility and storage. See sketch

Thank you! I personally prefer to access the w/c through the hallway but I’m not sure how much space we will have around the island if we shift the partition wall slightly. Even a small shift could potentially compromise the space around the kitchen but definitely something we could try and explore with our architect. Thanks for your advice 👍🏻
