Different ceiling height in the same room

Hi Everyone

I have a question regarding my house reno , we are doing a 4m rear extension.

The ceiling height of the current house is roughly 2.5 m , my original plan was to increase the ceiling height for the new extension part to 2.7 m. However the builder is saying this will be a problem because of the bay window on the first floor bedroom.

Please see below floor plan, so basically we cant raise the floor height in the area shown by the bay.

If I raise the ceiling height after this , will it end up looking weird because this is part of the dining room.

I am wondering if its best to abandon my dreams of a high ceiling to give this area symmetry.

I would appreciate if anyone has any recommendations on how to get around this. Or how to go from an awkward low to high ceiling area.

Unfortunately, it will look odd to have differing ceiling heights in the same room and will accentuate the lower height

I still think blinds at the bay window would look better, you can use a thick fabric and have a thick lining put in as well. I'm not so sure that hanging curtains from the crown detail would look right above the door.... I'd be more inclined to go from the picture rail height..... just personal opinion! Also, what colour are you thinking of doing the walls and are the window coverings likely to be heavy patterned or plainer textured fabric? Just thinking that if the walls were say a beige then a darker shade for the window coverings with a slight pattern or texture it would be less obvious that the windows were different heights, your eye wouldn't be drawn to it so much as a heavy pattern.

Hi kiwi_musings It looks like you're creating a really nice space there and you’ll really benefit from open plan living. My first thought is to use one single pendant – I’ve seen multi pendants used in this situation on the low then the high ceiling before and, in my opinion, it really draws your eye to the imbalance of the pendant heights. This is subject to taste of course, but something like the No.1 pendant in walnut by Tom Raffield not only looks great but would really help to pick out the walnut detail in your kitchen. Have you considered shutters? They give a real ‘wow’ factor and really make a feature of both rectangular and bay windows. You said your bay window looks out on the back garden. With shutters you can adjust the louvres to allow as little or as much ‘view-through’ into the garden. They would also give the privacy you need in a bedroom, as well as making the room dark enough for sleeping when the louvres are completely closed. You said you’re not changing the structural element of the room or the windows. By having shutters within the apertures, they would not get in the way of any cupboards or other modifications you might eventually make to the room. Another asset of shutters is that it doesn’t matter if windows are at different heights. Having the same product across all windows in a space creates a lovely considered and unified look. Also, when windows are above radiator (as in your square bay) and you have long curtains, you tend to lose heat behind the curtains. As shutters are insulating and fitted above the radiator, they can be used to reflect the radiator heat into your room. In a nutshell, shutters create a lovely aesthetic look in a room. You don’t need to dress the windows in any other way as they are a wow factor in their own right. Shades of white will make the room appear even larger. Will different grout lines due to different tile heights matter?

Agree with the above. For your pattern / feature tile to stand out more, the other tile should be extremely simple / plain. The colour of the chevron tile isn't very clear, if it is a grey, it may be worth going for a pale grey grout (similar to mapei ultracolor moon white or silver grey), so it can be used all round with chevron as well as the plain white tiles or alternatively, going for a complete contrast and matching the grout to the tiles they're going with. Can you have 2.7 in the kitchen and utility part and keep it at 2.5 in the dining part? If so, I'd do that.

You could also swap the bedroom bay for a bow window

We had a similar problem when we extended. We had no choice, to keep within budget, other than to have 2 different heights. The 2 different parts of the ceiling are separated by the beam that we needed to bridge the original external wall. It looks fine and isn’t really noticeable.

@cwd I also thought the same thing , need to check with the builder if that’s something that can be done.

@ Vanessa we have a similar layout in our current house living room , the only difference is that the two rooms with differing ceiling heights are separated by a beam , so living room , beam , dining room
In this scenario the beam will be half way in the dining room area, and then different ceiling height so I am just worried if it would look odd

I have had this on a project where we knocked 2 rooms together which had different ceiling heights. The structural beam between them actually helps disguise the difference. I dont think a difference in ceiling height is nesseccarily a bad thing but I agree with @cwd and would keep the ceiling in the dining area lower. This will also help to make the space feel more intimate and cosy.
