Redesign Layout

We are moving house and think we have found the perfect property (bungalow with loft conversion) except the downstairs layout.Photo of layout in the comments.Currently you have to come out of the kitchen, walk through the hall and through the living room to get to the dining room and back bedroom. We would like an open kitchen/ diner, separate living room and ideally the bedroom to be accessible from a hallway and near a bathroom.Would it be possible to block up the door between the living room and dining room with a wall, and make the dining room and bedroom 4 an open kitchen/ diner. Above this space is loft space so could the ceilings be raised and skylights put in for big light space?Would it be possible to then extend the hallway through the existing kitchen and out slightly into the garden so the kitchen/ diner is accessible. The rest of the existing kitchen becomes bedroom 4. And (we might be asking too much!) somewhere (in garden space near entrance to new kitchen/ diner) a small utility space be built for washing machine and small space to hang washing inside. It would also be good to have a cupboard in the hallway for coats/ shoes as no room by the front door. There is currently a cupboard at the end of the hallway but I am thinking this would be knocked through to make a new hall to the a new kitchen/ diner.Any ideas on rough costs and if/ how this would work?Thank you so much
Katlucy...it won't let me respond so I just wanted to write here thank you so much. I would never have thought of this solution and I am so grateful for you taking the time to draw it out. I will share with the builder for costings! Thank you
