Comments (5)Hi Mr Singe, That is quite a lack of natural light. There are lots of questions with this project like - what is above the property? Are the walls structural? what is your budget? There are plenty of options but as OnePlan rightly said, there are also lots of issues and safety factors to consider, especially if your intention is to let or sell the property once completed. Comments (18)Following on from J's comment about the extractor, if you have the budget and prefer open plan, you should install an external duct extractor... How about installing a sleek glass/top quality wood sliding doors in the partition so you can choose whether to open out the layout or not? The design you choose might be influenced by where your dining table will go. In the kitchen, or in the bedroom that adjoins the lounge (ie creating a full dining room) , or in the lounge? Or, maybe you don't use a dining table... If you are going to carry out expensive work, you need to be sure about how you're going to use the spaces. Once you've knocked through two rooms you've effectively lost a room, but I can understand that if the lounge and kitchen are very small then joining them up would give a very helpful sense of greater space....See MoreHelp - Redesigning layout of flat.

The guys here have far better ideas than I do on layout, so I will limit my views to a few tips. - You may want a TV point in a bedroom, as watching TV whilst someone is cooking is really irritating! - Laundry. If you can in any way find space for the machines away from the living area, do so. Again, washing machines running in the living space are not fun, and using them at night is antisocial for the neighbours. - Dishwasher. Buy a quiet one! - Loft conversions: not Permitted Development for flats, so you would need full planning permission, and to be sure that you actually own the loft: frequently these are communal space. - Multifunction spaces are everything in flats, so make sure you have a space to work that is not the kitchen table (a nook in a bedroom works well), that a bedroom can have a TV in it or a sofa so you have another space away from the main space to relax and hide, and build in storage wherever you can: bench seating in a corner around the dining table is a great example, as is high level shelving and kitchen cabinets that go all the way to the ceiling....See MoreFlat layout help
Comments (2)Hi Liam. I agree with your first idea - bedrooms at each end with open plan in the middle. The bathroom could move to kitchen door corner. A large shower would be better for rental than bath I think. When you've removed the internal walls it will be clear where the best light is and how to position kitchen and furniture....See MoreMatthew Decorator
