I'd say the same as Jonathan...........perfectly functional as is............what is it you don't like, and what do you want out of it?

Also, don't forget that with a flat, you can't just do what you want, without party wall agreements, agreement of the Freeholder, planning permission for everything, and building regs. So, budget is first and foremost.

I would knock the wall down between the kitchen and sitting room and move the door to the new open plan room in line with the hallway wall to create one large room. I would keep all 3 bedrooms. In future you could make one large master bedroom with a walk in wardrobe out of bedroom 2.

Hi Lewis, you'd need to supply the actual room dimensions, plus, knowing what type of flat, ie ground, top floor would be essential. Does it have load bearing walls and flats above? You may well be restricted on what you can do. You can't actually do anything structural at all in a flat without planning permission and of course building regs. You may also need party wall agreements etc depending on the walls. So, you have to bear all of that in mind as it can be costly to employ a structural engineer for calcs and then a solicitor for the party wall agreements. It's not simple in a flat.

You are best to come up with a budget and then find out about the structure, then decide if it's worth the cost. Clearly the flat looks to be perfectly functional, so going open plan is down to personal preference. If you're also talking about losing a bedroom, then you're affecting the value.

All sorts of things could be possible, you just have to have a lot of info for a flat conversion.

Agree J's layout is the optimal layout, but I really don't think it would be worth doing the work (or even possible). What is it about this flat you want to buy, rather than just buying a 2 double bedroom flat instead?

But is it ever a good financial decision to reduce the number of bedrooms? Plus the hassle of freeholders, building regs, party walls with so many neighbours...

Agree with Jen P, although J's layout is very nice, reducing the number of bedrooms to 2 to gain a nicer open plan design would be very unlikely to make financial sense.

You would in the first instance surely buy a two bed flat with a layout that you prefer instead of what is more likely to be a more costly 3 bed.

However, as Jonathan points out, we don't know enough info to make that informed decision. You would have to go basically on the balance of things and say it's unlikely to be a good idea.

Hi Lewis, From the entrance - if you open up the wall to the front room you can create more space and allow light from the entrance window to spill into the hallway, if you then move the bathroom into the dining room to the space against the wall between the hallway and the dining room, you free up that space in the kitchen. The bathroom can be accessed from the stair side in order to avoid having a door into the bathroom on the dining room side. Depending on your lifestyle there is also the option to swap the dining room and current living room around, this way you can create a more open plan kitchen overlooking your living room leading off to a more intimate dining room space.
