Floor plan of ex local council flat
Hello, first post, and hoping for advice if possible please. I’m hoping to create open plan kitchen and living room, where the kitchen and second bedroom is, at the back of the house.
There’s a small garden towards the kitchen and bedroom side. My garden is nearest to my flat and my upstairs neighbour is further away.
I’d like to make the window a bifold door, there’s no door leading to the garden currently apart from through the side.
Any ideas please?

Comments (15)Hi Will, I have one other question about the dev you did too. I saw in your profile photos of the finished extension. One thing i noticed is that you kept the rear bay window shaped aspect of the flat and added the glass panel or perhaps door on the right hand side. Why did you choose this over having a completely flat back with bifolds / sliding doors? I had a builder round last week and he said changing the bay window shaped bit to a flat rear is complicated due to the steel / support needed. Comments (61)I live in the Scottish Borders and three years ago there was a government incentive to externally insulate the houses. Due to the construction of the houses (poured concrete they couldn’t have cavity wall insulation ) . The difference to the heating bills is unbelievable but the look of the house is fabulous as there was new render put on new window sills and down pipes .i agree with the comment that just doing one house would stand out like a sore thumb but it just takes one to start the ball rolling . Maybe speak to your neighbours and they may want to do the same . All the houses in my street had the cladding and it has transformed the look of the street . I have since revamped my lounge and kitchen. There was nothing wrong with the kitchen cupboards so they where painted ,new work tops and sink . I did have a breakfast bar that took up a lot of room which I have replaced with a glass table . My next project is my bedroom which is getting refitted with new wardrobes and draws . Ex local authority houses are well built and have big rooms , they are worth buying as you can do so much with them ,I have bigger cupboards than the rooms that are in some new builds . Comments (3)Hi Sarah I would advise that an extension to a flat needs planning permission in addition to getting Freeholders consent. The Planning portal states that: "To add an extension to your flat you must apply for planning permission." Wandsworth Council does have a duty planner service however if you feel the advice is not clear and they only point you to policy documents they do also have a paid for pre-application service which is £135 for a householder. You need to submit proper drawings for the pre-app as if you were for planning to get the best out of this service. Freeholder's consent usually requires planning permission & building control approval to be obtained and then submitted to the Freeholder but it wouldn't hurt to get the Freeholder's agreement in principal to an extension before embarking on planning. if you haven't already. Comments (8)Hi Ellie, No need to be confused - I am new to this all, and no I haven't asked or been asked :) I've spoken about where I want windows - as in the plan didn't have a window in the utility room or the bathroom and so I asked for them and he responded with I couldn't have them there - but roof lights above would bring light in... but I cannot from the images see where these would be positioned on the the roof. It's a single storey side extension - and I said I didn't want a flat roof ... I don't know ceiling height as I've not been give one. The loft extension does illustrate height in various places. Fair enough for sink in utility - although why mark out in kitchen and bathrooms and just omit from utility? I'm keen to know where the boiler would go as that will eat up space somewhere in some room - but good to know it's not required for planning. Side and front elevations will be altered - it is a side extension which will be visible from front. Hope your confusion is cleared. You've been helpful :)...See More

I've flipped your kitchen layout to create some space for a dining table. Less room for upper cabinets though. And with a livingroom that size I'd suggest not doing bifolds, waste of space.
But more importantly, how deep is that fireplace? Would you still be able to pass the bed?valhousing

4 years agoIt works perfectly Val, don't give up yet, especially with the cost of moving. Jonathan has given you a larger living room & hasn't changed the bathroom at all. On top of that as you said the kitchen was cramped, he's added a Laundry room.
If you want a bigger bathroom and a better kitchen then do this instead:-

4 years agoNot sure if this would be allowed (fire reg.) but that hallway towards the kitchen could be great for a kitchen cupboard and a hallway cupboard for coats and shoes.
Yet I'm still not convinced the costs of moving walls and such would be worth it..rinked
4 years agoPerhaps relocating the kitchen would be more effective? Opening up 'just' one wall.
