loft room conversion worth it?

We have an ad hoc loft room which was 'half-done' before we bought our property. It does not have a staircase and we use for storage. It's not the biggest space and we are wondering if it's worth renovating property, whether it's worth it, etc. It only covers back of the house as the remaining ceiling is mostly vaulted. It has one skylight as existing. AONB restrictions mean that getting a dormer would be challenging.

Depends totally on the market in your area. Take a look at comparable houses and that will give you an idea. I have had a loft bedroom in an Edwardian semi (was there when we bought the house) but without a bathroom I don't think it adds as much value. Get some builders quotes too and have a few chats. It might be more hassle to convert it than its worth. You will also lose space as you will need to build a staircase.

Considering the constraints and the potential of your loft space, engaging with a structural engineer to evaluate its suitability for conversion is a smart first step. If the structure allows, transforming this area into a dedicated home office or cosy reading nook could significantly enhance its utility and your enjoyment of the home. Given the AONB restrictions, thoughtful, minimalistic modifications that enhance light and space, like adding or enhancing skylights, could be beneficial without the need for major external changes.

We had the same dilemma and opted for a slightly larger main a Jack and Jill bathroom and used the slightly smaller double as a massive walk in wardrobe (a future owner could use the room as another double bedroom but for us the space for clothing was much better as a solution than a spare room that would rarely be used). Due to the eaves the hanging room is limited in a loft so better and cheaper to use drawers and hanging rails under the eaves for storage (rather than bespoke wardrobes) which meant it being on show so we wanted it in a separate room to our sleeping area....it's a wonderful haven now and we love it...hope that helps - to see a walk through.....

Wet room panels are ideal as they help the water stay within a space. You don't want water spraying everywhere especially if your having wooden furniture. This can cause the wood to blow as water always finds a way to get everywhere. Plus it will save time on cleaning when you get out.

Ensuite or shared shower room for 2 bedroom loft conversion?

I think you have to make a decision about what is possible. On the plan you can’t make this shower room a Jack and Jill arrangements because of the different levels. If you make the larger room into an ensuite bedroom this disadvantages the smaller bedroom that will have to use facilities on another floor- I would only do this if:- the smallest room is bedroom 6 and is therefore more likely to be used as a study. Alternatively the small bedroom may be bed 4/5 in which case I wouldn’t make occupants use a bathroom on a different floor unless that bathroom is underused (by which I mean there is only one bedroom using the facilities on the floor below)

Your head height is not enough to make a saleable room- since you can’t recoup your money when you sell I say don’t spend any money on this space.

You will need to extend the roof with a dormer. Local authorities tend to have supplementary planning documentation about area's of natural beauty. I have a project in High Weald (AONB) with several extensions and the LA has welcomed my rather radical proposal. Pre planning is always a good idea in designated areas. If you need an architect, please get in touch.

Just to clarify you need a minimum of 2.2m head height when you have finished. Most likely the floor will need to be strengthened, insulation and plasterboard will reduce the ceiling so I think it’s unlikely you will achieve 2.2m. Ultimately people don’t value rooms they can’t stand up in.
