Completely redesigning living room due to loft conversion and building regs requirements I.e need to close off open plan staircase.
Fire flue is having to be removed also, hence I'm thinking about removing fireplace altogether and TV in its new spot will be the focal point. But, although chimney breast isn't deep, 6 inches, I don't know what to put there instead without making it a focal point!
The TV will now be on the new wall opposite chimney breast, stairs closed off, with corner sofa to left of chimney breast. It's a stupidly narrow living room.
I don't really want to consider knocking it out if I can help it!

Hi Julie, is your fireplace located at the bottom wall? If this is the case, since you have to remove the fire flue and you are thinking of removing the fireplace, have you considered closing the wall there? This space could be used for storage options, or bookcases, or anything else really, even a beautiful large print.

I would, then, place your L-shaped sofa just against the wall that will close the staircase, having the TV in front of it, adding a nice rug, an armchair and a coffee table.

If you don’t want your tv to be the main focal point you could think about a bespoke unit that has sliding doors/art work to cover the tv when you don’t need it. A good mirror will add light and dimension too.

@Victoria, Well, now that you've asked... We got planning permission for the project back in November but the first builder we asked for a quote suggested that we were wasting a lot of potential by not putting another room up there (at the top/back of the first picture). So, I revised the drawing by adding another bedroom to the rear and putting another bathroom/en-suite where the void and resubmitting for planning. After some time, the structural engineer came up with drawings and calculations for the project and the builder's quote came in @ £125k. With VAT on top of that, we just can't justify spending that much and was expecting it to be less. So, the whole project is on hold while we consider our options... Thanks for your interest.

Here's one we did!We put in a window at the bottom of the stairs and a door at the top! It could be difficult to get a landing in once your'e into the loft, depends on where the stairs have to come up, due to head height etc. However, I do believe that Building Regs require a door and a turn into the loft, so that you can't fall down the stairs if the door's open. Before you go down the route of what you'd like, find out what you can have, that's always my advice. Get in touch with your local Building Control at the Council and they will tell you what you've got to have in order to get it signed off.

I would slightly disagree with comments above. I'm coming to the end of a renovation project that has taken 3 years from concept to reality. We initially contacted a local building contractor who put us in contact with his recommended architect. We all sat down together and worked out a design/plan and budget for our renovations. If you don't consult a contractor at the beginning you could find the beautiful architects drawings you have - and have planning permission for, are completely unaffordable! I agree at the design stage a contractor will not be able to give you detailed costs - but they can at least advise what design elements would come within your budget. Also we found good reputable builders can be booked up anything up to a year in advance - so yes if you want to start next spring you need to get started with plans/budgets etc. As for moving out - that would depend on the existing and new layout of your house - and if the building work can be done in stages minimising disruption to your living accommodation. With our project we were left with no choice really but to move out. For us it's made for a much less stressful process and probably a considerably quicker build time. Most of all good luck with your project. I've enjoyed our ours so try to enjoy the process!

Depending on the property (and the budget), both options have their merits. A big loft space can be more easily converted to a room but often the structure or space isn't sufficient and an dormer or extension is needed.
