Your home currently looks good and there's nothing majorly wrong with it. You may find that for now, you want to inject some of your own personality decorative g wise but leave any structural work. I'd definitely do as Carolina has suggested by living in it and seeing how you use the space. You may find that things may not work for you whilst others do. This will allow you to make effective and efficient changes. I like how there's a few steps to the lower level. I wish we had been brave enough in our renovation to create internal steps to have a more efficient outside which doesnt Descend drastically. All the best.

This wall is the original outside wall of the building and it can be removed but will require steels to hold up the wall above it. Everything is possible but this is the second time you have posted the same dilemma in a month suggesting you need help beyond this forum. Firstly consider your available budget- this house will likely require £50k worth of upgrades like kitchens, bathrooms, flooring, decorating, window treatments, lighting etc etc. So to consider building work such as raising the dormer at the side, knocking down walls and reconfiguring the interior you will need tens of thousands more (this is mentioned as I don’t believe you have stated your budget). My next step would be to an architect with a structural engineer friend- you need to be realistic about what you can and can’t alter within your budget. The architect will help you realise what you need the house to do, what planners are likely to say and give you sound advice about layout including help to realise how big the front bedroom would be if you squeeze an ensuite into it, the implications of moving the living room wall to make the hallway bigger, and the feasibility of adding an additional wc near where your workspace for visitors.

If you made outer wall then its okay to build window on the side, your neighbor privacy will be maintained and you can get the sunlight needed, I would advise to move the garage to the front so it can be accessible for a car from the main road, you can still have direct path to the garden from the front if you move the enterance to the right and just put a fence, if it were me here's the layout i will do, it'll give more space for closet, bigger bath, utility room, and additional storage unit, so basically move the wall to the left and focus buildng that side, the previous garage will become the new master bedroom with en-suite

Thanks for your comments! The first plan has general dimensions but until we get the keys thats all we’re working with unfortunately. Yes definitely agree with you that the new extension will have space for a dining table, just wanted to mention that we personally will be using it as a lounge space 🥰 We’ve done so much research on similar properties so understand what we need in the space to get the most value partiucularly within our local market, it’s just a matter of working out the best means to achieve it. I think I forgot to mention that the house is essentially derelict so the old extension needs to come down in place of a new one and everything internally (including plumbing and electrics) need to be replaced so we have a blank canvas!!
