Kitchen Extension Design Meltdown. Please Help :(
Hey everyone,
I am in the middle of a rear 3.5m extension and sadly due to restraints caused by structural engineering/architecture it has meant I have had to completely abandon my plans, remove my side porch, block up the external door and re-route my services :'(
Basically, it feels like I'm back to square 1 with building complete, part electrics and plumbing first fix installed and I am faced with the dilemma of trying to re-design my space whilst being pressured by contractors to make decisions to complete the job.
Any advice or suggestions are welcome.
I have added screenshots of blank layout and 1 where services have been fixed so far.
Measurements are brick to brick so will need to factor in plaster and skirting boards.
Electrics are pretty set in stone now with the ability to add more sockets if needed.
There is flexibility to accommodate an island using channel where old external wall was set for services.
Either entrance from the hallway can be blocked up
The main motivation for the space was for dining, entertaining, sports, music. I have a separate room for movies, gaming, watch tv.

last yearMade you two layouts with the kitchen on the bottom wall.
For open flexible space, pick the one on the right. This layout needs no explanation.
For entertaining and seating options, the left one is fab. Because you can sit on the sofa, at the island or at the table, all with garden view and in case of sports and friends/fam over the tv above the medium height kitchen units (fridge, oven, freezer, larder). Unsure if you can still get plumbing towards the island (i see radiators, so likely no UFH)? Hope these help.

Comments (11)Definitely no way!! You would regret losing part of the view to the garden. And it just doesn't make sense to have a bathroom off kitchen. Either do as bagpuss' plan above, or use that whole space for a shower/ bathroom if you need more facilities. If it was me, I'd like a utility area somewhere, perhaps you could combine this with shower room? Or have two separate rooms, wc and a single wall utility. If you do any laundry at home it is useful to have a dedicated space for this. Mine is approx 1.5m square but I'd be lost without it!! Attached pic of one Houzz one I like (seems to have popped into the middle somehow!) Wouldn't have to be this big even. And although it depends on your budget, I'd definitely try and get a pitch roof or a lantern in that ceiling to let in more natural light....See MoreHelp with lighting in our kitchen/diner extension please?

Comments (7)You have a lovely, huge space to work with- that’s terrific. Are the position and size of the 2 windows fixed? I’d suggest getting the ideal, functional kitchen design first and then considering window placement next.. it may be that a single large window suits the final design better. I would change the fridge position to get it into either side of the main kitchen run. Ideally it should have counter space immediately adjacent to it. Imagine yourself grabbing and pouring milk for cereal.. and immediately putting it back.. can you do it with nary a step? For your oven setup, consider whether you might want one (or even both) directly under your hob. It can make a huge difference to efficiency for the cook, especially if their meals tend to involve active use of both oven and hob. Imagine making spaghetti and meatballs with garlic bread… how easy is it to bake, grill, and stir the sauce without burning anything? Or having to squeeze past any kitchen visitors in your kitchen zone to check? ( And for draining the pasta, how far is it to the sink with boiling water?) Intent would be to move the dining table against the wall when not in use.
